NASSAU HOUSE ASSOCIATION
BOARD OF DIRECTORS MEETING
WEDNESDAY, MAY 28, 2008

Board Present:  Michel Pytlarz, Tom Puntillo, Dawn Jenkins

Absent:  Tony DeCesare, Roy Regeski

Members Present: 7

Michel Pytlarz called the meeting to order.

Tom Puntillo read the minutes of the previous meeting in April.  Minutes approved as read.

Michel welcomed Dawn to the board and spoke of Joe being a very good treasurer for Nassau House.  Joe did very well for the Nassau House. Thank you Joe for the job very well done.

Treasurer’s Report

Dawn Jenkins, our new Treasurer gave the report as follows:

Checking Account                 $64,592.

Savings Account                   $28,875.

Special Assessment            $  4,504.

Treasurers Report accepted as read.

Replacement for Doris

Doris our office manager gave notice to the board of her decision to leave as of August 9th.   Board felt that a new person coming into the office should be here 2 weeks prior to Doris leaving.  Michel asked if any owner who might know someone who would be interested in a part time job to contact the board of office.  Michel brought up the subject of an owner in the building applying for the position, and was concerned that they would be called 24 hours a day, 7 days a week.  The board feels it would not be fair for a part time job, but would not object to a resident applying for the position.

Pool issues:

Issue with the pool not being cleaned as we would like it to be and after calls with Ike’s Pool they recommend looking for a new company to take care of our pool.  As of today’s meeting 2 other companies have come in to look at our pool today, and they will give us a quote.  Knox Pool Company came and spent a lot of time looking at the pool itself, all the connections to the pool and the heater. Knox told us that the “feeders” (chemicals going into pool) need to be changed. They are not working now. Aqua Pool came in and did not spend even 5 minutes here and left.  Miguel left a note saying he liked Knox Pool but did not like the second one Aqua Pool since they did not spend any time here or even looked at the entire system. Michel feels that we must change our pool company now rather than wait any longer. We need a company who can take care of the pool, heaters and the equipment.  Michel then made a motion to change the company and go with Knox Pool.  Motion was second by Tom and approved.

Cameras:

Michel spoke up about the camera by the pool be moved to the northeast side of the building driveway going into the rear parking lot, and have an infrared camera poolside to be available at night when no lights are on.  A quote was received from PrividEye for the amount of $600 to install new motion sensor camera for driveway entrance and install a new inferred camera at pool side. Tom made the motion and seconded by Dawn to go ahead with project. Motion approved

Window or Shutter for Breezeway:

Board feels we need more research on either window or shutter going into breezeway. The screen we have there previously has been damaged and need a more permanent option in its place. Board also looking into another way for the door to pool area to open, other than pushing the red button.  People are pushing the door open. (Not reading the notice to push red button.)  More research need.

Permanent posts for 5 minute Parking Area:

The red cones that we have up at the rear entrance (5 minute parking area) have made a great difference for cars/trucks not driving over the curb and tiles.  Michel spoke up and said he has looked into permanent posts being placed into the curb so people can not drive up on the curb. Some of the posts have lights on them also. This keeps people from driving up on the curb.   Board to look into the cost would be for posts and with lights within the post.

Hurricane Preparedness

With hurricane season starting owners must remember to have all furniture removed from the balcony.

Fire Alarm System

On going - Fire Alarm system may be a big issue next year. Sprinkler system must be in place by 2014. One sprinkler head must go into each unit in hallway, and all units must have a loud alarm installed.

New Business

Ken Lynn brought up the issue of the laundry room doors on the catwalk. He fills they are in a bad way, and should be replaced. Michel said that many doors on the catwalk are in a bad condition and should be replaced, but this would require an assessment since the doors run $300.00+ each.  Suggestion came up to paint the laundry rooms doors. Miguel to see what he can do to repair doors.
