NASSAU HOUSE ASSOCIATION
Board Members Present: Michel Pytlarz, Tom Puntillo, Joe Hess, Roy Regeski Absent: Tony DeCesare Michel opened the meeting with the reading of the minutes of the last meeting in February. Minutes approved as read. Treasurer Report
Treasurer’s report accepted as read. Air Conditioning Pump Filter Board received a quote for a new filter system to be installed at the bottom of the pump that was taken off years ago when the old pump had to be replaced. The quote was for $2,400 including labor. Filter system should have been put on before. Board discussed if the filter system is worthwhile or not. Michel spoke up and said he feels this is necessary. Board decided to go with system. The board received another bid for the pump motor as back up. A rebuilt one would be the same price as a new pump. Roy’s connections from Illinois came in with the same price as we just put in and Michel believes we should buy this as our back up. Our current pump is running very hot since the voltage is a little higher. Rick Battiato spoke up with his expertise about the voltage and he said we are fine with our current voltage. It is currently running at 208 voltages. Board discussed when the new filter system is put on to install the newer pump for the correct voltage at the same time and keep the current pump as the back up pump. Preston spoke up and said when he goes home he would be willing to go to the company to make sure it is the correct pump. Board voted for the new pump and has the new filter and new motor will be put on together. Drain Problems Board has received 3 quotes on jet cleaning the drains for the entire building. PCA, Rapid Rooter and Jenco Plumbing. It has been brought to our attention that this should be done at least once a year. After board discussion board felt that they would have to budget this item for each year. Roy spoke up and said our previous maintenance man would rent pressure washer and clean the stacks. Board voted to have Rapid Rooter come back into the building and meet with either Michel or Roy to see exactly what they will do. Should Rapid Rooter come with the same quote as given, board voted to go with Rapid Rooter. We will ask for references also. Additional landscaping Michel, Sandi and Preston met with Ted Conner to go over additional landscaping and other issues for the landscaping. Some of the grass areas are bad and needs to be replaced with sod. Remove and replace some of the existing bushes. Install rock with weed matt at the shuffle board court area. Install 50 arbicola or silver buttonwood. Tom spoke up and said he would check with his company for any suggestions as to what treatment could be done to get rid of the weed that is in the grass now. Board approved to go with contract. Selling of Units: There are rules that must be followed when selling your unit:
Elevator landings Each floor will be cleaned and owners are asked to walk down the steps while their floor is being cleaned. Men’s Room The men’s restroom is being damaged. An owner is coming down to the men’s room and pulling out the paper towels and putting them down the toilet and clogging it up. Miguel had to go in and clean up and snake the toilet in order to flush. A/C lines clogged up The lines going into the a/c units are cleaned every 2 months. Our maintenance department takes care of this. Recreation Room The topic of reserving the Recreation Room was brought up by the board as this current week there was reservations for the Recreation Room for every day from Wed. thru the Monday by an owner. A few owners questioned on how many times the recreation room can be reserved. The recreation room is a common area. Any owner can use the room, time permitting, when they wish, as long as no one else has signed up to use it. This month it seems to be used each day for one and half weeks. When a private function is going on in the room, owners should respect the privacy of those holding the function. A long discussion was held on who, when and how the room could be reserved. A year or so ago it was posted as to when the room was going to be used by men’s card game on Mon, night, Wed was bingo, and Thursday evening the ladies had card games, and one Tuesday of the month is the board meeting during the season. As of now there is no posting of any such activity. Such function notice will be given to the office to be posted. Keys for Units Office does not have a complete set of keys for all units. Some of the owners have changed their locks and have not given office a new set of keys. Each owner has the responsibility to give the office a set of keys for their unit. Keys from office are used to enter units when we have bug spay going on each month. Each unit is sprayed every other month. Florida statues allow for entrance to a unit for an emergency or maintenance; therefore it is vital to have the key in office. Letters to unit owners that do not give us a key will be sent out. Should owner not respond, then board will hire a locksmith at unit owner’s expense to enter. Bikes Tom spoke up and said he was in the bike room today and said he feels there is room enough for the bikes. Tom also said he found that someone took his padded seat off. Roy spoke up and said they found it outside of the room. Fence on Riverside Drive This is currently on hold. Rule Enforcement Roy gave each board member a list of rules he feels are not be obeyed. Items such as units not being sprayed by bug off, keys to units not in office, bikes, fence on agenda for so long, guest and family members staying with owners and not registering their guest. Owners not filling out construction forms to be given to office, owners and guests not showering before entering pool, babies in pool, do they have swim diapers on, wearing thongs in pool and leaving pool area dripping wet. Is pool testing being done, and also is Pool Company cleaning correctly. Michel spoke up and said he contacts the office daily as well as Joe and Tom to see if there are any problems. If no one comes to office with a report, how do we know? Complaints came up from owners in attendance about owner coming into building after swimming and not dried off enough and dripping water in lobby and elevator.
