NASSAU HOUSE ASSOCIATION Board Members Present: Michel Pytlarz, Tom Puntillo and Dawn Jenkins Absent: Roy Regeski Michel called the meeting to order. It is with great sorrow that the board announced the passing of a current board member, Tony DeCesare. This is a great loss as Tony, along with his wife Sandi, were active participants in the day to day running of the building. Minutes of the last meeting was read and approved for May 28th, 2008. Response to Previous Minutes: Michel reported from minutes the upkeep of the pool. Reported by Miguel, the pool people are doing an excellent job in cleaning pool. Knox Pool’s Service has been spending time getting the pool up to a good standard. Michel also reported that the new camera that was placed in the driveway area has been installed and he now feels a light should be placed in that area so cars could be seen at night time when it is dark. Also he feels that another camera could be placed at the rear area of the building facing the parking lot. Miguel has spent time and repaired each door going into the laundry rooms from the balcony. This should hold up for a few years before doors have to be replaced. Treasurer’s Report:
Special Assessment Account has been closed with the transfer of the remaining $4,000 into the checking account. Pool Issues: Michel reported that the pool must be drained completely so Knox Pool Service can acid wash the pool to get rid of the mineral deposits caused by copper algaecide. Date to be announced. Board made a motion and accepted the bid from Knox Pools. Camera Update: Michel reported that the cameras have been installed and the night camera facing the pool area works real well. The camera that was in the pool area has been moved facing the driveway. Michel feels that a light is needed with the camera that faces the driveway and will get a bid for another camera facing the rear driveway going out to the rear gate. This will protect our property better. Windows/Shutter for Breezeway: Postponed till next meeting. More research to be done. Permanent Posts for 5 Minute Parking Area: Postponed till end of year. More research to be done. New Business: Michel reported that the Nassau House has purchased a new power washer for the property. Miguel advised Michel after he had done a lot of power washing around the building and pool area that there is not enough pressure going up to the roof when he attempted to clean the roof area. Michel said that when we had the new roof put on by Deck Tight, they advised us to have annual inspections of the roof so that any warranty repairs and general maintenance could be done immediately,. Board agreed to call Deck Tight and have an inspection as it has been two years. Office Manager Replacement Michel reported that Cheryl Koski has applied for the position. Although we had several other applicants, none were suitable as they lacked experience in our programs and computers. Michel reported that he has spoken with Cheryl and feels that she would do a fine job here at the office. Board discussed the wage for starting on the job and has come up with a fair quote. Complete approval from the board has been given for Cheryl for the position. Cheryl will work with Doris starting on Aug. 4th, 2008. Board and Doris feel 1 week is sufficient. Office has written a job description of the duties. Flood Insurance: It has come to the attention of the board that if the building should ever be undermined by a flood, no owner would be able to collect on his/her personal property insurance for their own condo unless they have flood insurance on their own unit. The building flood insurance is for the common areas only (e.g. building walls, elevators, etc.). New State Rules for Condos: The state has come up with new rules governing the condominiums here in Florida and a lot of questions have come up that the board feels must be look into further as they feel the new rules are very ambiguous, especially those covering condo insurance. Loss of Board Member: It has been a big loss to the board with the passing of our board member Tony DeCesare. Tony has worked very hard for the building and given his time and energy for all. Tony and his wife Sandi, unbeknown to building, were the anonymous donors of the new windows that were put into the Recreation Room last year. Tony knew that when the budget was put into place in 2007, there was not enough money in the budget for the windows, so Tony decided he would do this on his own. A plaque will be put under each window stating they were donated by “The late Tony DeCesare”. Motion to have the meeting adjured and seconded by Tom Puntillo. Minutes taken from tape Doris
