NASSAU HOUSE ASSOCIATION
ANNUAL GENERAL MEETING
JANUARY 23, 2008     7PM

 

Board Members Present:   Michel Pytlarz, Tom Puntillo, Marge Trani, Joe Hess, Tony DeCessre

Members Present:  Total of 79 with members present and proxy votes.

President Michel Pytlarz opened the meeting with a welcome to all owners.

Michel certified that a quorum has been met.

Proof of Notice of the meeting was posted.

Reading of 2007 Annual Meeting Minutes:

Marge Trani, Secretary, read the minutes of the last meeting and was approved.

Report of Officers:

Michel opens with his report on the “gripes for the building”.

bulletParking - This is a main issue we now have that needs to be enforced.  Parking along the north wall in the front of the building is for overflow parking only.  It is not for cars to be parked for a long period of time.  It is a first come, first serve basis only, for a maximum of 3 days. No parking during the day in the service area will (marked in yellow) be enforced from 8am to 5pm, leaving this area for our service people coming into the building. 
bulletBikes - If you do not use your bike, please remove them.
bulletCaretakers - Owners are asked to make sure they have someone who can look after their unit while they are gone, especially for the summer months, or an extended length of time.  The water in both the toilets and the drains in the sink evaporate and leave gas fumes coming up the drains.  This is a very bad odor and stays in the unit.   Water must be flushed down all drains at least once a month.
bulletBalcony - All balconies must be cleared off when leaving the unit for any period of time.  It is not the responsibility of the maintenance staff to remove your items should a storm come up.
bulletWater heaters - Again, water heaters should be turned off when they leave for more than a few days. 
bulletContractors - Contractors must clean up after themselves when working in your units.  It is not the responsibility of the staff to clean up after them.
bulletDeliveries - No furniture delivery after 5 pm.  No delivery on Sundays. It is up to the unit owner to make sure of the time.
bulletPermits - Owners to notify office when they are going to do work in the unit.  Building Inspector was here yesterday and saw first hand owner doing work in his unit without a permit.  Permits are a must in condos for any work being done. Painting and lying of tile do not require permits.
bulletSwimming Pool - Owners are asked to follow rules and regulations at the pool areas. When using table and chairs, put them back when finished. Close the umbrellas when finished. Do not come into the building with wet suits and feet.  Dry off.

Work Completed in 2007

bulletWe have hired a new landscaping company, Ted Conner who is so far doing an excellent job with our lawns and flowers, trees etc. Sandi is helping out a great deal with working with the new contractor.
bulletBlacktop has been completed. Not entirely to Michel’s satisfaction, but it meets all the tests. We have a 3 year warranty on the black top. Pavers have been placed in front circle area, along with repairs done to the back sidewalks.  The curbing around the circle has been raised.
bulletAll interior hallways treated for mould and painted. New carpeting was installed
bulletDonation was made to the building and new hurricane windows were put in the recreation room. This is now a very safe room. Room is also installed with electric from the generator we will have both electric and a stove that will work.  No oven.
bulletHurricane Shutters:   Shutters were placed on the Recreation Room windows and also on the breezeway area to protect that area and a good place to store the pool furniture should a storm come up.
bulletNew lamps were put in place in our parking area. This has been a great saving in our electric use.
bulletSink Hole in the rear area sidewalk has been repaired and filled.

Up Coming Events:

Next week we will have a contractor to come and pull up our water pump shaft to check to see if it has a broken shaft, or the bearings gone badly.  They are going to try and pull it up in one day check it out, put it back down, order parts and then come back and replace any part needed.  This will leave us with very few days without air conditioning. Also under repair work to be done is the back flow pipes at the rear of our property along Riverside Drive. These pipes have a leak and PCA Plumbing is going to come in on Jan 28th to repair the pipes. Water will be shut off for approx. 4 hours

Fire Alarm System is working well at this point. We now have Bass Fire Systems now working with us on the fire alarm.  As far as the code to update the building is still an on going event.  It will be a major job in the building with water sprinklers in all common areas along with all units not on the catwalk must now have a water sprinkler system going into their unit.  A new time table of 2012 is when this must be done.  More update information to come as we receive it. This will also include an alarm system in each unit also.

Fence along Riverside Drive:   On going project.  Would like to replace the fence that we have now.  Also curbing at the end of each car port area needs to be dressed up.

Next was the good news with the new maintenance fees going down for the year 2008. Down 13˝%. A savings on insurance was a large part of the difference.  Michel thanked Joe Hess for all his hard work on the budget and on the insurance reduction that we now have.  Joe really worked hard to have our payments made during our current year.

He also thanked Marge Trani for her hard work on the board and all her time she has given to the building.  Also thanked Tom Puntillo for his patience calming effect that he has. He keeps Michel calmed down when needed.  Also when thanking board members, Michel thanked Tony for all his work that he has put in the board on fact finding and decision making that need to be done.

Michel also brought up the subject that Doris our Office Manager will be leaving in the middle of August.  She is going to retire.

A moment of silence was given for the passing of two of our owners this past year:

It was brought up that we have one foreclosure (203) which is now over $4,000 which is effecting our budget.

Joe Hess, Treasurer gave the treasurer report as follows:

Since there was equal number of vacancies to be filled on the board (3) with both Michel Pytlarz and Joe Hess giving notice to run again for another term and only one owner gave notice of intent to run for the board, Roy Regesky, no was election needed.
