NASSAU HOUSE ASSOCIATION
BOARD OF DIRECTOR
MEETING APRIL 22, 2008

Board Members Present:  Michel Pytlarz, Tom Puntillo, Tony DeCesare

Absent: Roy Regeski

Members Present: 5

Michel opened the meeting with the reading of the minutes of the previous meeting and was approved.

Follow up on reading of the previous minute, Tom spoke up about when Maintenance Department and/or Board member enters a unit a note of some kind with his name should be left letting unit owner know someone entered his/her unit and reason why. Date and time noted. Also, two people should enter not just one person.

Treasurer Report

            Checking Account:                  $115,626,38

            Special Assessment:              $    4,439.60

            Savings Account:                    $  28,863.58

Report accepted as read.

Resignation of Board Member

Michel read the resignation letter from Joe Hess, our Treasurer, who has sold his unit, effective as of April 30, 2008.  Joe recommended Dawn Jenkins of unit #708 to replace him as Treasurer.  Michel asked board their option of replacement.  Tom spoke up and said Nassau House was very lucky to have someone such as Joe who showed such interest in Nassau House and his shoes would be very hard to fill. Thank goodness some one else came forward such as Dawn to show her interest in Nassau House is a great thing.  Tom asked if anyone in the room at that time would be interested and there was no answer. Board members spoke up and asked Michel to go ahead and speak with Dawn to join the team as Treasurer.

Seafood Festival

This year’s seafood festival is scheduled for April 25-27th.   Front Gates will again be locked off and the rear gate along Riverside Drive will be left open for the entire weekend for owners to use.  Guest passes will be available for owners guest to use.  See office.

Pool Issues:

Filtration system in our pool is not working up to par. A new feeder system is needed at a cost of $1,153.00. Ike’s pool had met with both Michel and Roy  and suggested to move the filtration system to another area in the pool house and it would be more effective, and also showed them that there is mold/algae along the wall and bottom of the pool coming thru which they are working on now.  At the time of the hurricane when most of the roof landed in the pool, and was removed, it was told to us that the pool should have been drained completely because of the chemicals that were left from the debris. This was very bad for the pool water and left extremely high phosphate levels in the pool.  Phosphate should read in the low 100’s and it reads over 3000. This can be treated with special chemicals at a slower rate.  If this does not work the pool would have to be shut down for 4 days.   

Michel is going to try and see if the feeder system can last for another year.

Tom spoke up and said he believed the pool should be drain completely and  also spoke about alternative methods for the pool, such as salt water systems for the pool, or ultraviolet system (ultraviolet light) where you would not need chemicals.

This will be investigated and also would have to be brought up with the owners for approval.  Michel asked for a motion to look into other systems. Motion approved.

Ike’s Pool also said it was Nassau House responsibility to test the pool each day and keep a log. Miguel will do this.  City inspections require this daily test.

Air Conditioning Filter for Pump

The new filter for the pump is to be installed on Wednesday April 23rd.  Michel said that at the previous meeting a new motor was suggested to be installed at the time the new filter was put in place.  At this point the new motor has not been purchased, but it is necessary to install the filter system before any damage is done to the pump.

Window/Shutter for Breezeway

The screen which we currently have in place at the breezeway is not holding up during windy days. We still need the air circulation going in the first floor.  Board received a price quote for a slide window at a cost of $657.00.  Michel feels that a louver system is better than a window. This would let more air come thru than a window would.  You could shut down the louver system on heavy windy days.  Board agreed to look into louver type system.

Grievance Committee

Roy Regeski has been on the grievance committee, but since he is now on the Board he no longer can be on the committee.  At the present time we have Judy Jensen, Diane Gleason, Vivian Grieco, and Irma Adelof.  Irma spoke up and said she may have a problem getting to a meeting since she would need help with the wheelchair.  Michel spoke up and said that since there are very few meetings, someone should be able to help her.  Motion was made and passed to have Anthony DeCesare of unit 209 take Roy’s place. 

New Business

Board is asking Miguel to clean out all of the dryer vents at each laundry room
