Nassau House Association Board Members Present: Michel Pytlarz, Tom Puntillo, Marge Trani, Joe Hess, Tony DeCesare Michel started off the meeting by having Marge read the minutes of the last meeting of May 15, 2007. Minutes read and approved. Only to mention that the approval of a new renter for 704 did not move in and cancelled his lease. Rat infestation that was reported in the last meeting seems to have diminished. Also in the last month’s minute’s, signs on commercial trucks issue has been resolved. Treasurers Report:

New Owners
Motion was made to approve and accepted. Recreation Room: New windows were installed as of today with only a cost of $500. Anonymous donations were made to install these windows. Also new shutters have been installed in the breezeway. With the new windows and shutters on the Recreation Room, this is the best room to go to in case of a hurricane. Between the windows, shutters, and generator working in the room we will be well prepared. Pool Maintenance: Miguel working on the removing of grease and rust from the pool ladders. Ike’s Pool does the heater. Michel brought up the subject of having one company that will take care of pool maintenance and the pool heater. The cleaning of the ladder should come in and clean this along with the pool maintenance. Marge and Doris are asked to look into other condo’s maintenance costs of their pools and if their maintenance does clean the ladders etc. Insurance: Joe spoke up about the insurance for the coming year and had different companies come in and go over the insurance issue. Joe received a new quote for the wind insurance in June and it would be about $34,000 less than the current policy and an additional $1000 cheaper in interest expense. Problem is we have to keep in mind that the renewal is in November and if we would have gone in June we would have had to renew the policy and find the down payment. The quote is good till the end of the year. Michel brought up the subject if it was possible not to carry wind insurance for the months of November and December since there are no hurricanes during these months. This way we could get back into a fiscal year. Our wind insurance is for hurricane season which is June to November. During the off season we are in a low risk time. Look into a rider for these months. Our current deductible is $400,000. Down payment for the insurance in Nov. is 20% of the costs Joe to look into this. Parking Lot: Michel said that we are having issues with the parking areas that were done by Hardrives. Michel reported that “road grade” black top was used for our parking area. Michel feels that we have some problems with this. The parking stops for the cars are put in the wrong spots. A lot of “white areas” are coming up in the parking lot. Both Carlos and Basil met with Ken our engineer and the representative from Hardrives and went over the parking lot. Michel, Ken our engineering and Hardrives have met and are addressing various issues. The pavers that were put down in front look beautiful but the job is not finished. Permits must be issued to pour concrete and place the pavers at the end going into the blacktop. Footings must be replaced when permits come in. The handicap ramp will be looked at and fixed properly for a wheelchair. Hurricane Preparedness: On going. Fire Alarm System: On going Lobby Floors: Two quotes have been received for cleaning of the marble floors in the lobby. Further investigation needs to be done on this. Board to look into renting the correct machine if Miguel would be able to handle this. Fence along Riverside Drive: Board received bids for a new fence along Riverside Drive ranging from $16,000 to $31,000 to replace the existing fence with PVC or Aluminum. This is now put on hold. Air Conditioning Problems: As many of the owners have been hearing this past week or so the loud noise coming from the a/c pump. Morton Pump and Drilling is coming in to look over the problem. It could be one of two things; the motor or the bearings on the bottom of the shaft. If we have to have work done on the shaft, we hope to put this off till the weather cools down some because the a/c will be off for a period of time. We do have a refurbished motor to replace the existing one. They will advise us when they come and look into the matter. Working on Sundays and after Hours: Owners are having work done on Sundays. Also, owners moving furniture on Sundays. This is against our Rules and Regulations. Workers on a Sunday broke into the electric room and did their cutting in there, leaving dust in the room. Board agreed they should go before the grievance committee to handle. Tom to arrange. Landscaping: Board is looking into new landscaper. Our current landscaper is not doing his best and has not completed the tasks. Sandi is going to take a “vacation” from doing all the beautiful work that she has been doing for the past few years on the flower beds and in the yard. We need a landscaper to come in and do a lot of this work. Iguanas: Michel did report that we have iguanas in the pool area. Board to look into having them removed, although little can be done other than exterminating them. Meeting adjourned at 9:40PM |
