NASSAU HOUSE ASSOCIATION
BOARD OF DIRECTORS MEETING
TUESDAY, MAY 15, 2007

Board Members Present:  Michel Pytlarz, Tom Puntillo, Joe Hess, Tony DeCesare

Absent:  Marge Trani

Owners Present: 6

Michel started off the meeting by reading the minutes of the last meeting. Board approved minutes as read.

On bug spraying of units: Michel to speak with the attorney.  On windows:  Michel said they the have received 3 quotes on the windows for the Recreation Room.  On the previous minutes regarding the unapproved renter item, Michel said that he has written the owner a letter, and that the owner to appear before the Grievance Committee

Treasurer Report:

bullet Checking Account:               $  75,218.00

Joe has now opened interest bearing accounts with Wachovia Bank.  Interest in

April was $164.32.  Report accepted as read.

Acceptance of Unit 704 Renter; 

Michel reported he and Tony interviewed the new renters for 704 and asked Board to approve.   Approved.

Update of decorating for Recreation Room:

Michel spoke up and said how great the room looks. Sandy did a great job again. Thank you Sandy. Michel has spoke with another owner who is in the electrical business and he will give us a price on new lighting on the room.  Sandy spoke up and questioned if the kitchen would be revamped, but that is not possible at this time.  Joe spoke up and said it would be nice to have French Doors that open up to the pool area.  This would require permits, owners approval etc. 

Rat Infestation:

Rats have been coming onto our property from the Intercostals and the new construction in the area, and also entering our trash room.  Office called Pest Control and they will sell us a “blue board” which goes into a “station” at a cost of $35.00 per blue board and $5.00 per box per month.  This could be a costly investment.  Owners must be careful when disposing of food. We will try Decon on our own first.

Pool Maintenance:

Tony said that he had called Ike’s Pool to see if they would lower their price on pool maintenance and they declined.  Michel said that he knows one of the owners and he will try and call him since they installed our pool heater and equipment and see if he will come back and give us a better price.  Since Ike’s pool installed the heater and pump they would be the best one to keep our pool clean also.  One company would be responsible for any damage.

Building Insurance:

On going.   Joe reported that our agent has sent him a letter stating that insurance savings may be around $30000.  We will have to cancel our current policy and then rewrite a new one. We would have to come up with the down payment again.  Our agent said he would take care of the cash flow for us again while we wait for Citizens to cut their check to us. The new policy would be paid back to them on a monthly installment. This savings will not be seen this year as we have to pay out for the new insurance throughout the rest of this year.

Paving of Parking Lot:

Approximate date to start on the parking lot is now set for the last two weeks of June. Project should take 10 days. Michel stated the final cost of the paving will depend on the price of oil at that time. Board is trying to work out parking with the Pier Parking Lot.  It is up to each owner to make arrangements to have their car moved if they are not here. Neither the Board members, Doris nor any employees are permitted to move owner’s vehicles due to insurance restrictions that will not cover them should a car be stolen or damaged. This has been an issue in the past.

Hurricane Preparedness:

On going. Tom Puntillo said the board should know who is still here and who is leaving when a storm is predicted to hit us. This has not worked well in the past, but this year he feel this should be a strong issue.  Maybe someone from each floor would take charge of their floor to see who is staying and who leaves. (Floor Captains) It was also suggested that after we have new windows installed in the Rec. room with the shutters it would be a good place for people to stay to feel move comfortable with other people in this room for more of a safety issue.

Commercial Signs on Cars in Parking Lot;

Tom brought up the issue that owners are parking their private cars with commercial advertising posted on its sides. According to the condo docs/rules this is not permitted. Tom Puntillo will handle.

On going.
