Board of Directors Meeting
March 13, 2007

Board of Directors Present:  Michel Pytlarz, Tom Puntillo, Marge Trani, Joe Hess, Tony DeCesare

Owners Present:  13

Michel brought the meeting to order with Marge reading the minutes of the previous meeting.  Minutes accepted as read.

Treasurer’s Report:

bullet Checking Account:                            $52,929.72
bullet Special Assessment Account:                    $214,616.98
bullet Savings Account:                              $ 28,256.55

Joe asked if the money were taken out of the savings account and put into a money market account if this would go against the condo documents. Joe will check into this.

Painting of Hallways:

Michel spoke up and said that the bubbling on the walls painted is due to wallpaper not being removed completely and cleaned at the time.   A complete walk thru will be done at the end of the job and completed at that time.

Update of decorating Recreation Room:

Michel thanked Sandy for all her hard work on redecorating the recreation room.  Wall paper has been removed from the room and the trim work on the top removed.  Repairs will be done to the walls that came apart.  The contractor who is doing the painting will do repairs at the cost of material only.  Painting of room is being done at no cost. Depending on final cost, board voted on the laminate for the recreation room floor. Decisions on new or upholstered furniture will be held off until we know how much we have left over from the insurance monies.  Possibly more practical furniture (tables) that fold up would be more comport able.  Folding tables and chairs would give more room when they are all not needed for some of the functions.  Talk of more work/storage space for the kitchen came up and this will be explored. Some repairs will be done on the drawers and cabinets.

Carpet selection for the hallways has been selected is blue with a white dot and yellow leaf.

Joe spoke up and talked about the corner computer center and shelving section.  A quote of $7,000+/- was given. Board felt that this was much too high and would look into other means.

Swimming Pool:

Michel spoke up about the swimming pool water temperature issue.  Our bills for the gas for the pool has gone up quit a bit and Michel said to put the temp down and received a lot of complaints from owners.  Michel did research on this and found out the following: The American Red Cross recommends a temperature between 78º and 82º. Each additional degree above 78º would use more energy, and would cost 10 % to 30% more per degree.  Water temperature above 85º is dangerous to the health.

Water temperature now set at 84 degrees.

Discussion came up on salt water pool vs fresh water pool. This will be researched

Trash Room Door:

Locksmith to come on Wed. he will repair the trash room lock. (He will re-key lock)   New trash cans to be purchased for area at pool side and rear door area.

Phone System:

The phone system on the front door has been replaced at no cost since it was under warranty.     A portable phone system was suggested for the recreation room to be kept in the office for any owner who has a function in the rec. room could use the portable phone system to let people in the front door.  Anyone using this system would put down a deposit for the phone for use on a given day.

Building Insurance:

Joe is checking with other companies to see if we could get a rebate back on the insurance.  No word at all if anyone is going to receive money back from the insurance companies for condo owners.

Parking Lot:

All sub-contractors are trying to coordinate their work and time to start work and at a minimum of inconvenience.

Hurricane Preparedness:   On going.
