Board Members Present: Michel Pytlarz, Tom Puntillo, Marge Trani, TonyDeCesaare Absent: Joe Hess Owners present: 16 Michel brought the meeting to order with the reading of the previous meeting minutes. Minutes accepted as read. Treasurer Report:
Joe sent word to Michel that he has spoken with our accountant about changing the savings account into an interest bearing accounts, which we can now do. Joe to meet with the bank on Wed, and transfer the savings account into a money market account. Accepted as read. Insurance: Joe has been in contact with our insurance company and it does look like we will be getting some money back. No figures have been given. No time schedule either. Access to Units and Bug Spraying: As of this meeting two owners have not given us keys to their units, as required by condo law. Letters to be written to them demanding keys to their units. This also goes into the bug spraying of units and some owners do not want the exterminator to enter their units due to the fact that they have health reasons for it. Spraying must be done to stop all insects coming into the building. Units not being sprayed will allow insects to breed in those areas, and spread through the building in between spraying. Marge spoke up and said that since she is working next door, she knows that, since they do not have the monthly spraying, they are infested with roaches. Michel is going to speak with our attorney to see if we can make this mandatory. Tom said that the spray is not a chemical but organic. It is non toxic. Are owners hiding something?? Unapproved Renters: Unit 111 was found to be having a young woman living there while he lives elsewhere. Owner never notified the office or board that he was going to rent his unit. It appears she is living here secretively. Owner formerly had a roommate when he was living here, and when he moved out, the roommate stayed on, leaving us to assume this was being rented, Office called attorney on this to see if another renter could rent the same unit. Attorney advised us that when he made his application that he would have a roommate and the roommate could stay on since this was on the application, but we could refuse the new renter because of the rules broken on not notifying the board on this. Rules must be followed. Another unit owner has left and allowed the sister move in for the time he is away. Now another sister or more has moved in. The Board believes we can ask for proof of relationship. Michel to speak with the attorney on this also. Contractors: Contractors working in the building must clean up after themselves on the catwalk or hallways. Owners are responsible for the cleaning if contractors do not do it. Owners must make sure contractors know of rules regarding hours, elevator pads, and which door to use. No working or deliveries after 5:30 pm or on Sundays. Grievance Committee: In place. Decorating Recreation Room: The windows in the recreation room need to be replaced. One contractor has inspected the windows and he seemed to think we could keep the large center window but replace the side windows only. Quote to be coming into office. This is going to be a major expense. Sandy spoke up and said the committee has purchased window treatment for $1075.00. She also said that they have gone out and got prices on the following: Computer table, storage units and 3 bookcases for a price of $2375.00. This price is much better than the built in price we received of $7000.00. Board approved. Swimming Pool Heater: We have had to buy another pool heater due to a valve being opened that caused the heater to melt down. It may have been the fault of the pool cleaners, but they are denying any liability, and it is hard to prove. If you see anyone (including owners) other than the pool cleaners in the pool house, let the board know. New pool heater installed today. Ike Carter Pools also gave us a quote to clean the pool 3 times per week $495.00 (currently $200 for twice a week). We are going to try to negotiate a lower price. Parking, Parking Stickers and Vehicle Registration: The board is going to put red violation stickers on vehicles seen to be staying in the loading zone for longer than 15 minutes, and will tow constant violators. Parking stickers must on all owners’ vehicles parked on condo premises so we can track down the vehicle owner rather than have the vehicle towed. If you do not have a sticker, ask for one in the office. The Board now requires a copy of the registration for all unit owners’ and lessees’ vehicles. Please bring a copy to the office. This is to stop any owners allowing non-residents to park their vehicles on condo premises. Car Washing: Suspended by county due to water crisis. We did ask for a variance with the city to allow some car washing, but we were turned down. Hurricane Preparedness; On going. Meeting adjourned at 9:30 PM |
