Board of Directors Board Members Present: Michel Pytlarz, Joe Puntillo, Joe Hess, Marge Trani, Absent: Tony DeCesare 8 owners in attendance Michel brought the meeting to order at 7:30 pm. Marge read the minutes of June 13th meeting and they were approved. Joe Hess gave the treasurer’s report as follows: Checking Account: $16,388.00 Savings Account: $28,221.00 Special Assessment: $298,000.00 Joe spoke about the two owners who have not yet paid for their assessment. This is now in the hands of the attorney. Treasurer’s report accepted. Condominium Documents: The Board of Directors has been working along with our attorney to have the condo documents brought up to date. We will be issuing new documents to all owners during the time of the annual meeting in January. Michel will put these documents on our Web site just before the meeting. Hurricane Assessment: The insurance carrier must receive all claims no later than Sept. 30, 2006. Roof Fans: There is one fan left to be rewired and AAA Electric will take care of this. Several roof fans have already been replaced along with some electrical problems. Insurance: Our Insurance carrier has dropped the wind insurance for the building. The issue for this is due to the building not having 100% high impact hurricane windows or shutters that meet current code. As of the carriers word of mouth, our insurance will double in cost for the next year. (Year 2006 $68,000 for the year 2007 $160,000 +) Citizens Insurance Company is the only company issuing wind insurance. Michel feels that this is a big issue with the windows and shutters. The code for high impact windows was set in 2002. Any windows installed before that date is not up to code. Fire Alarm System: As present owners have experienced this past week, we had problems with the fire alarm system. The board in the front lobby went completely dead, forcing us to have a “Fire Watch” 24 hours until repaired. We lucked out by obtaining another power system from another fire alarm company who had taken it out of another building and this saved us a lot of money at this time. Fire system was back up and operating as of this morning. Board is asking for proposals for the coming year to update the fire alarm system for the year 2008. To update the current board would run approx. $100,000.00 + Before the year 2014 we must update the entire system with alarms in each unit, sprinkler system throughout the entire building, etc. which the cost is very high and we do not have this cost as of yet. Washing Machine 8th Floor: Washing Machine was purchased for the 8th floor 3 years ago and someone washed a metallic like item(s) in the washing machine and it got behind the top ring and did major damage to the machine at a cost of over $400 to repair forcing us to purchase a new machine. Owners must watch what they wash and dry. Clothing material should be the only thing being washed and dried and do not overload machines. Pool Heater & Pump: Again owners are playing with the pool heater temp. This time major damage was done to the heater and parts inside the pool house. We had to purchase a new heater. The repairs for this have cost nearly $6000. Owners are not to touch the heater or the pump. We pay Ike’s Pool to take care of the pool heater and pump, and this should be left to them to make any adjustments. Ike’s Pool went over all the heating system with our maintenance department. This subject along with the washing machines will be brought up at the annual meeting in Jan. Sink Hole: We are having problems with a “sink hole” at the rear sidewalk. This problem is being worked on. We believe it may be coming from the sprinkler system in that area. Riverside Gate: The back gate had to have some new parts installed and as of this date it is still not working. Office has called for service to come out and finish the job. The new mechanism has a battery backup that will keep it going for three days without power. Shutters for Breezeway Area: Shutters have been ordered for the breezeway area and it will take up to 10 months to be installed. Resurface of parking lot & Pavers: Michel spoke this morning with the engineer for the paving of the parking lot, which we hope to have done in the near future. He hopes to have a quote from Hard-drives soon. Michel is going to have a meeting with Zack from National Pavers to go over the rear sidewalk area where the white pavers are and they keeps breaking from cars/trucks running over the edge and braking the pavers (suggested that cement be put down in this area and then we can put in red “Fire Lane” and 5 Min. parking to prevent drivers from taken advantage of parking for long period of times) and the paving of the circle in the front. The pavers were chosen last year, but the work will not commence until the sidewalk issue is resolved. Front Circle Area: Problems are occurring with trucks running over the circle area and doing damage to the flowers and the raised concrete around the circle. A suggestion that an 18’ fence with posts be put in to prevent trucks from hitting that circle is being looked into. Rescue trucks should come into the rear entrance since the elevators are right there. This will have to be discussed with the emergency departments. Hallway Painting and Carpeting: Insurance Company has paid for painting of the hallways and doors and carpeting. There is a question of beige or white being the only colors to apply for the anti-fungal. Any owner who wants the pink paint to remain for the color should notify the office. Decorating Committee: The committee for updating the Recreation Room is asking for ideas. Should you have an idea, please put it in writing and give to the office. New Owners: Board voted to approve two (2) owners; Samuel Natow for unit #805 and Matt Koning for unit #104. Car Wash: The car wash house to be finished this week. Owners will now have to use their medco key to open the door. Owners to make sure door is closed when finished. Granada House Fence: Side fence area is open and suggestion come up to help Granada House pay for the finishing of the fence. Item tabled. Meeting adjourned at 9:20 pm |
