Trani, Tom Puntillo Owners Present: 13 Michel Pytlarz opened the meeting with the minutes of the previous meeting read by Marge. Minutes approved as read. Treasurers Report: Joe gave the treasurer report as follows: Checking Account $51,733. Savings Account $28,227. Special Assessment $298,320. Insurance: Michel reported the final figures have not come as of this date. Citizens Insurance has not come in with the final total amount for our budget. Michel said that we have received a report from the attorney that states that the condo must carry wind insurance. Citizens Insurance is the only choice for insurance. Even if we put up 100% hurricane impact windows and shutters, this would not reduce the cost of the insurance to us. We would have to put out a lot of money to save 10%. As soon as we receive the final cost, this would let us know what the budget would be for next year. It will be at least $100 per month more for the maintenance fee for 2007 for insurance alone. This does not account for any further cost to the budget for next year, Fire Alarm System: The fire alarm system has been repaired but only temporarily from 2 months to 2 years+, but we have received quotes to up date the system. Board was lucky in this case to find the part for our system. They do not make these parts anymore. Every apartment will have to have an alarm inside the unit. This is now the new code. This does not have anything to do with the sprinkler system that is due by 2014. We have received quote from two alarm companies for $92,400 and $93,562. This is for 58 smoke dictators, 53 outdoor scrods, new modules for pull stations, 152 indoor alarm horns. Board is waiting for more proposals to come in. Sink Hole at Rear Sidewalk: At this point it looks like the sink hole was caused by the sprinkler system in that area. We are waiting to see if it sinks again and we then will fill with rock, concrete and rebar. Parking Lot – Circle Area: Michel said he has been going back and forth with the engineer and Hard Drive concerning the parking lot. There will be an increase from our original quote, but some of the items on the contract will need to be finalized between the engineer and Hard Drive. Engineer believes that items are not clear enough. Board wishes to start this project as soon as possible. The cost of black top will rise if we wait too much longer. Parking lot will be done in sections. Michel is also waiting for a firm quote on the front circle area where we would like to put in pavers. We will be using a different company for pavers this time. It has been suggested that we have the black top put down before pavers. A built up area will be needed in the front circle area as you step down from the sidewalk to give it a slop going down both sides to avoid the large step down. Painting of Hallways: Board has received 3 bids to do the hallway painting, and new carpeting. We have selected one of the bids and now hope to start on this project as soon as possible. Color is the issue. It is limited on color due to the mold problem, either a white, a light tan. A two color tone would look nice. Repairs to Lighting Strike Damage: Board trying to find a contractor to come and does the repair work on these two areas. At least seal the areas with paint. Hurricane Preparedness: Board of Directors has written up a list of Hurricane Preparedness to be posted on a permanent basis. Office is buying a frame and will be posted in the Recreation Room.
Pets in Building: Owner in building has had a dog and Board approached her as well as sending a certified letter and told her the dog had to go. Dog was taken out of building at that point. Board will keep an eye open to see if dog has come back. Owners come to the interview and sign the paper knowing pets are not allowed in building. This is in the Rules and Regulations, and well as the condo documents, no pets allowed. Contractors Hours in Building: Contractors have been working in the building on nights, weekends etc. Owners are to have their contractors work only 8 am to 5 pm. Saturday’s but not on Sunday. Board will review the Rules and Regulations and make sure these rules are put in and obeyed. Fines then can be applied. Parking Stickers: The office, with the help of Lou Badia, have checked every vehicle on the lot and found that many do not have parking stickers. With the upcoming resurfacing of the parking lot imminent, vehicles could be subject to towing at owners expense should we have to move them. Also, if the vehicle is parked in the wrong space, without a sticker, we would be unable to notify the owner, and would have to tow. Bike Room: Owners requesting more room for bike storage. Board to look into how we can improve the room that we have now. Tags will be given to each bike owner and any old bike will be taken out of room. Meeting adjourned at 9:30 pm. |
