BOARD OF DIRECTORS BOARD MEMBERS PRESENT: Michel Pytlarz, Tom Puntillo, Tony DeCesare, and Marge Trani. Absent: Joe Hess. OWNERS PRESENT: Fifteen Michel brought the meeting to order, at 7:35 P. M. Minutes of the February 28, 2006 meeting, read by Marge, and accepted. TREASURER’S REPORT: Michel reported the following figures (received from Joe), Savings Account $28,294.00, Checking Account $31, 002.07, Special Assessment $6, 996.53, and Social Committee $2,868.11. UNIT KEYS: The office, now, has keys to all apartments. There was a cat issue and the owner’s attorney issued a “Cease and Desist” order against board members entering a unit. Our attorney responded that we indeed have the legal right to enter a unit, where an emergency exists. Also, there was an interior door, at the entrance to the foyer, which is not a problem except if the door is locked, the office would need a key. NORTH CONCRETE WALL: The wall has been repaired and only requires painting. Hopefully that will be done in a reasonable time. BARBEQUE GRILL: The grill has been removed. ASSESSMENT: Unfortunately, due to the fact that Michel has not received written approval from our insurance agent as to the total amount of our reimbursement, we are unable to determine the exact amount of the assessment. Please be patient as the more insurance pays us the less we will have to pay. Michel has asked for more money from the insurance. Also, engineers need to inspect structural damage and if, indeed, it is determined to be structural as opposed to peeling, the insurance will cover the damage. LANDSCAPING: Sandy and Tom, along with a group of volunteers, planted the new palm trees and they look beautiful. MANY THANKS, AGAIN, TO OUR WONDERFUL NEIGHBORS WHO HELPED. GENERAL REPAIRS Bell Painting will complete their work next week. The replacement of the exit signs is complete. Sheetrock repairs (damage from flood) are complete. The ceiling in PH-4 needs to be completed. The pool house door has been repaired. ROOF: The roof has been started. The manufacturer has inspected the work and will continue to monitor the progress. FENCE: Looking into aluminum vs. PVC for the fence and gates to be installed beyond the pool area (southwest corner to next building and east to road). SHUTTERS: To protect pool breezeway area....tabled for next meeting. GUESTS: The board is going to revise the rules and regulations in regards to guests using the pool. We have had many complaints about people abusing this privilege, so the board will present a revision at the next meeting. Remember, you are responsible for your guests.
