DIRECTORS Board Members present: Michel Pytlarz, Tom Puntillo, Joe Hess, Tony DeCesare Absent: Marge Trani Michel opened the meeting 7:30 pm. The reading of the April 25th meeting minutes were read by Michel and approved. Michel read treasurers’ report since Joe was unable to speak. The treasurers report on balances were low due to the fact that we had to transfer monies around into the special assessment account to pay payment due on the roof. Savings account: $218.00 Checking account: $19,000 Special assessment account: $3,302. With this low figure on the accounts, most of the bills have been paid for the month, Special AssessmentMichel then went on to announce the special assessment with an option of 3 payments, but asking owners who can pay in full to please do so as we need the monies. Unit A $1,644.00 Unit B $2,246.00 Unit C $2,406.00 Option of 3 payments due on the following June 27th, July 18th, and August 8th. Late fees will apply $25.00 each payment. Unit A $548.00 Unit B $749.00 Unit C $802.00 Two letters will be sent to each owner along with a spreadsheet so that owners can forward one to their insurance company. Michel has spent a lot of time with the insurance company and they agreed to pay a lot of the costs that at first told Michel no. There will be no special assessment coming up for the painting of the hallways, since the insurance company agreed to pay us for the “water damage” that was done in the hallways. This was going to be approximately $130,000 to $140,000. Assessment total is $320,810.70 The spreadsheet given to each owner gives a breakdown of all expenses that occurred to the Nassau House. Joe Hess and Tom Puntillo both spoke up and said that all owners knew for a long time that an assessment was coming up and, though the first payment due on June 27th may be short notice, all knew it was coming since October. Joe Hess made the motion to accept the letter and payment schedule as written, seconded by Tom Puntillo. Marge Trani had previously signed her approval for the assessment since she was not going to be at the meeting. Motion approved and accepted as written. This assessment payment is also paying back the monies we borrowed from the parking lot assessment. The costs of the parking lot has gone up, but Michel is going to press for the same price as given to us previously. FenceSince we have lost the back fence along the parking lot we have had a couple of bids come in. Gate Works has proposed aluminum fence along the rear property and the front area between the white wall and the building. Tom Puntillo made a motion to go with the aluminum with Gate Works and seconded by Joe. Board voted Unanimous. New OwnersBoard voted to approve two new owners for units #203 and #708. Board voted unanimous. New Condo DocumentsMichel has reviewed the condo documents and with the changes made during the past years and decided to have then brought up to date with new documents made up. The attorney has given us the final copy of the documents and now needs the board’s approval. After approval Michel will put these on the web site. Complete new documents will be issued to each owner at the annual meeting in January. Each owner will have to sign off when receiving. Board voted unanimously. Guest RegistrationThe rules and regulations state that owners should register their guest’s cars and their guests who are here over 24 hours. Question came up as in the past an owner must accompany their guest’s to all outside activity. This would be the pool area. We are having problems with guests coming in and bringing guests with him or her, with no owner here at all, or not coming to the pool themselves. If guests are registered with the office then yes, they are allowed to come to the pool. Tom suggested that no guests might use the recreation facilities without the owner being present. Joe Hess will write a proposal on how to word the guest registration. Landscaping ContractorThe board is not really happy with our current landscaper and we have interviewed a new contractor who will come and work here with the same price as we now pay. Tom said that he does not have a problem with the current one, but said he is not here during the day to view their work. Michel said that he would like to try them out with a 3-month trial basis, then a one-year contract, Tom made a motion to adjourn, seconded by Michel |
