BOARD OF DIRECTORS
BOARD MEMBERS PRESENT: Michel Pytlarz, Tom Puntillo, Carlos Rosende, Tony DeCesare, and Marge Trani. Michel brought meeting to order, at 7:35 P.M. Minutes of the December 13, 2005 meeting, were read by Michel, corrected and approved. Since the Dec. 13th meeting Michel has spoken with Bell Painting and they will start shortly to set up and clean the building. According to reports, when a hurricane hits, it voids the warranty, such as the recent painting that was done on the building. Also, a bid will be coming in on the painting of the hallways and doors/trim. TREASURER’S REPORT: Special Assessment Account balance $113,313.71 ($100,000.00 deposited today in Special Assessment Account from the insurance company for cash advance for the hurricane damage) Checking Account balance $22,804.96 as of Dec. 31st. Tony made a motion to accept the treasurer report, seconded by Michel. $8,000.00 set aside for the pool furniture, $10,000 for the pavers for front of building. (Circle area) Half of roof has been paid. ($140,264.00) LANDSCAPING: Michel went on further to say that the grounds have been worked on, with the big help of Sandra DeCesare who is overseeing the landscaping and doing a great job of it. A couple of trees will also be purchased and planted where they were taken down by the hurricane. The tree that was taken out by the pool area where it was a shade area will also be replaced when we can find a good shade tree at a good price. HURRICANE REPAIR UPDATE: Electrical work to be continued on the roof before the replacement is started. HVAC (fans) will also be replaced, waiting for fans to be delivered. Due to the Hurricane, fans such as ours are being made and delivery dates are hard to get. Date to start to do the new roof will be announced shortly. The twenty-year warranty comes from the manufacturer of the roof we are installing. A letter is to be written to the City stating the type of roof we want installed for the maximum up-lift resistance (572.5 PSF). We are still waiting for a date to have the sheetrock repairs made. Steel fire doors (2) have been replaced and painted. New pool furniture is now being selected and voted upon and will be ordered within a few days. 4 new tables/umbrellas with chairs and chaise lounge will be ordered. Colors to be blue and white. Insurance Coverage: Michel spoke about the insurance coverage for the hurricane damage as to what the Condo can claim and what is expected of the Nassau House. Shutters are the responsibility of the owner and should be covered under their homeowners insurance. Window glass and doors are covered under condominium insurance and will be repaired at “like value”. Assessment letter to be sent out within a week. Michel said that he is going to try and spread out the payments to 6 or 7 payments, the last one being optional. Michel said that we have received a new version of the Condo Documents from our attorney and he is reviewing/proof reading the copy before we have new documents available (electronically). Michel hopes to have this ready for the annual meeting. There are many attachments to be done before this is ready. These will also be available on the Internet. Bicycle Storage: A resident brought up the problem of bike storage, and the problem of old bikes just being left in the bike room. The board will look into this in the next few weeks.
