BOARD OF DIRECTORS Meeting was called to order at 7:40 P.M. NEW BOARD MEMBERS PRESENT: Michel Pytlarz (President), Thomas Puntillo (Vice President), Joe Hess (Treasurer), Marge Trani (Secretary), and Tony DeCesare (Assistant Treasurer). The board positions were appointed. OWNERS PRESENT: Twelve. TREASURER’S REPORT: Tabled until the next meeting. Minutes of January 5, 2006 read by Marge and approved with correction of “attachments” to “amendments”. HURRICANE REPAIRS: Bell Painting will begin power washing the building and any repairs due to “water intrusion”, either this week or the next. NOTICE OF ACTUAL DATE WILL BE POSTED. IT WILL BE NECESSARY FOR ALL OWNERS TO REMOVE EVERYTHING FROM THEIR BALCONIES!
The sheetrock and any concrete and stucco repairs will be started this week. ANYONE WITH SHEETROCK PROBLEMS NEEDS TO ADVISE DORIS. HALLWAY PAINTING: We are waiting for two more estimates, which is difficult since everyone is busy and not amenable to giving estimates. Michel is working on having insurance cover the cost due to the mold problem. Also, the air conditioning pump is noisy and leaking and that will be included in the assessment. Consequently, the final assessment figure is not yet available. PAVERS: We are still awaiting delivery of the remainder of the pavers; however, it seems the delay is due to the manufacturer, who was bought out and the original order was lost. The installer will contact Doris and if it takes a long time i.e. six months he will use another manufacturer. ROOFING UPDATE: The letter, required by the City, needs only one more signature to complete the Penthouse approval. Assuming the City doesn’t come up with any other stipulations, when the final signature is received the Roofing contractor will hand deliver the letter to the City and the roof work will proceed. Two roof fans need repairs and two need to be replaced. POOL TREE: Tom and Sandy are researching a shade tree for the pool area possibly a Foxtail. BICYCLE SHED: Tabled until the next meeting. NORTH CONCRETE WALL: Repair negotiations with townhouse contractor are ongoing. CONDOMINIUM DOCUMENTS: Updated documents, with all amendments included, are being reviewed by Michel and will become available when approved. GENERAL: Several ideas have been submitted to the board, e.g. barbeque, glass doors on catwalk etc, but the board feels that all current repairs must be finished before starting any new projects. Meeting was adjourned at 8:50 P.M.
