BOARD OF DIRECTORS
GENERAL MEETING
APRIL 25, 2006

BOARD MEMBERS PRESENT: Michel Pytlarz, Tom Puntillo, Tony DeCesare, Joe Hess, and Marge Trani.

OWNERS PRESENT: Eighteen.

Meeting brought to order at 7:35 P. M.

Marge read the minutes of the March 28, 2006 meeting and they were accepted.

TREASURER’S REPORT:

Per Joe the Checking account balance is $64,446.00, Savings account is $28,206.00, Special Assessment account is $42,429.00, and the Social Committee account is $2,868.00. Maintenance unpaid unit #503 and #604. Also several owners are using last years figures. Doris to follow-up. Per our accountant, our budget (income and expenses) is on target.

ASSESSMENT:

We have received an additional $100,000.00, from the insurance company. Building painting is costing more than originally planned. Structural damage has been reported by “Structural Preservation” and not all will be covered by insurance. The insurance company wants to send an engineer to assess whether the damage is “hurricane related”. Also, we need several “extractor fans”, on the roof and Michel is not absolutely certain insurance will pay. Michel wants to be sure that the owners aren’t assessed, for these charges, allowing the insurance company to not pay—based on the fact the owners have! Insurance will pay for the hallway painting, as we have a mildew clause that allows $16,000 per year.(Cost of painting $75,000). $249,000 has been paid so far for roof and flood. Half the roof cost is still unpaid. Estimated $2,500/2,600, will be the maximum, for the “C” units.

FENCES:

Michel and Marge, to follow-up, PVC vs. aluminum.

POOL PROBLEMS:

Michel would like to see a rule that unregistered guests (someone visiting for the day), be required to be accompanied by an owner. Registered guests need not be with the owner, as they are known to the office. There have been numerous problems of people using the pool, jumping the fence or parking in guest spots. Also, feces were found around and in the pool, along with a pair of boots and a police report was made. Owners have the right to question anyone who they don’t recognize. There are forms outside the office, which can be used when the office is closed. Tabled.

POMPANO SEAFOOD FESTIVAL:

Friday, April 28th, at 4 P. M. thru Monday morning the front entrance will be closed. The rear entrance will be open during this period. Anyone needing a guest pass see Doris.
