BOARD OF DIRECTORS BOARD MEMBERS PRESENT: Michel Pytlarz, Carlos Rosende, Anthony DeCesare, and Marge Trani. (Thomas Puntillo-absent) OWNERS PRESENT: Six Meeting was called to order at 7:35 P.M. Marge read the minutes of the September 20, 2005, meeting, and they were accepted by the board. TREASURERS REPORT: Carlos stated that the Special Assessment balance, as of September 27, 2005 was $204,926.77, checking account balance $28,110.03 and the savings account balance was $28,167.89. Carlos will look into any outstanding assessments or maintenance. Unit 205 outstanding balance is in the hands of the attorney, but as this unit is currently being sold, we will have the balance at the closing. MOLD PROBLEM: A test area, on the seventh floor, was bleached and painted (with special preventive paint) and we will follow-up to see if this procedure solves the problem. This is a very serious situation which requires our ongoing attention, until it is resolved. ROOF VENTS: Jack Jackson will be bringing the roof vents, which he will install when he arrives in a few weeks. Hopefully, this will control the amount of moist air being pumped into the corridors and alleviate the problem this is causing. ROOF: Due to the rainy weather, Michel and Roy were unable to inspect the roof. There are leaks on the roof which will need to be repaired. The roof requires repainting with a special silver coating, that reflects the heat, and this is done every two years (estimated cost-$3,000). This will be done next year. The board may get the repairs done sooner (cost $4000). REPLACEMENT TREES: Several palm trees have been lost, due to hurricane/tropical winds, Tony will look into their replacement. RIVERSIDE FENCE AREA: Due to the problems with erosion, we are considering grass in this area and, until it is settled, we will not be having any plants put in. We are pursuing Crotons etc. Michel had a meeting with Tri R about the dying Jasmine. They will get back to us, but think it is salt spray from the hurricane causing this. They also quoted approximately $1500 to build up the soil and grass the area. Board awaiting advice from Tom. HARD DRIVERS AND PAVERS: Most of the pavers have been received, and baring adverse weather conditions, they will be commencing with this project forthwith. We are awaiting finalization of a contract from Hard Drives and hope to commence soon. NORTH WALL DAMAGE: We have, finally heard from the developer of the Riverside townhouse property and they have investigated the damage. If the damage is corrected, no further action will be necessary. If not, it will be referred to our attorney. COVENANT ENFORCEMENT COMMITTEE: (Legalese for the Grievance Committee) Unit # 802 has never submitted a permit to the office and no permission was requested of, or received from the board of directors. Also, the old windows were placed in the dumpster room and Waste Management refuses to remove them. This matter will be passed on to the Covenant Enforcement Committee. Doris to send letter advising the owner to meet with CEC. NEW OWNER/RENTER: BOD approved Harshad Takker as the new owner of unit # 205 and Alicia Rigail as the renter of unit # 902. BARBEQUE GRILL: Permits required—tabled, for now. CAT ISSUE: Owner sent a letter of apology and the cat has been removed. WATER HEATER DAMAGE: Our attorney has been contacted by 1001 insurance agency. They requested all documentation, which was sent to them. He will contact them next Wednesday if he has not heard back from them. BELL PAINTING: They will be repairing the leak in east stairwell, as well as a small area on the paint shop wall. Please Note: If you see any exterior paint bubbling, please notify the office immediately so that we can photograph it and have it repaired. NEW POOL FURNITURE: Several samples were submitted and the general opinion was to have white with royal blue trim. Approximately 20 chaise lounges, 4 tables with umbrellas, and a ‘to be determined’ number of chairs were discussed as the amount to purchase. PAVERS FOR FRONT CIRCLE: The board has all seen the pavers on the drive way at the new condo on Riverside Drive and approximately 8th street, on the intercoastal. We will try to find out more information from the developer. Meeting was adjourned at 9:10 P.M. |
