BOARD OF DIRECTORS HURRICANE WORKSHOP MEETING OCTOBER 31, 2005
BOARD MEMBERS PRESENT: Michel Pytlarz, Tom Puntillo, Tony DeCesare, and Marge Trani. ABSENT: Carlos Rosende OWNERS PRESENT: Approximately 3 to 5, walk-ins. Meeting was brought to order by Michel, at 7 P.M. ROOF REPLACEMENT: The Board met with Bob Lee, from Decktight, who is the contractor, doing the roofwork at the Jamaica House. “Fibertite” is the roofing material manufactured by Seaman Corporation. They offer a 20 year warranty on the materials, with some exclusions. The old roof was 8” concrete covered with insulation. Insulation is the weakest point; consequently, there will be no insulation on the concrete. Decktight has worked with Fibertite for many years and they periodically investigate and test the ongoing work. At the conclusion they will approve the job and deliver the warranty. In the event any repairs or damages occur, as long as we go through the proper channels, the warranty will be intact. The material has no “R” Value i.e. reflects 80% of the sun’s energy (FPL is researching the solar energy benefits of a “White” roof). Decision to be made whether to use Adhesive (more expensive and cleaner) or Asphalt (less expensive, except more labor cost to install and messy as it is “Hot mopped” and sprays with the wind). They offer a maintenance contract at $500 yearly; however, for at least 5 years it would not be necessary. We will monitor the areas that are caulked (around any pipes, a/c, etc.) as they will need to be recaulked every few years (5 to 7) if and when they dry out. The Board of Directors has unanimously approved the Decktight roof contract (Carlos Rosende has given a verbal assent). Although, the contract is signed it is subject to our attorney’s review and corrections/revisions, as deemed, necessary. Time is of the essence and this contractor has excellent references such as Miami Performing Arts Center, Miami Airport, Palm Beach Airport, etc. which are million dollar projects. We have attempted to obtain other roofing companies who are either unavailable or do not return our calls. As it is we are 6th on the list with Decktight. Estimated cost, roof only, $ 295,326.00. Although, this seems high, the Jamaica House, whose roof is smaller, have more clean-up and preparation. THANKS TO THE OUTSTANDING clean-up that our hardworking neighbors performed and surprisingly, the fact that our entire roof blew off, our cost is $70,000 less! BLACKTOP: Due to the hurricane, replacement of the blacktop has been put on hold until next year. The board has decided to use the $150,000 put aside for this to get the roof and other safety repairs started. INSURANCE: DAMAGES TO SHUTTERS, DOORS, WINDOWS, CARS, ARE THE UNIT OWNERS RESPONSIBILITY. IMPORTANT: EVERY OWNER SHOULD CONTACT THEIR OWN INSURANCE COMPANY AND FEMA TO OBTAIN A CLAIM NUMBER---REGARDLESS OF WHETHER OR NOT YOU HAVE DAMAGE. MAKE SURE YOU LET YOUR AGENT KNOW THAT WE HAVE SIGNIFICANT ROOF DAMAGE AND THAT YOU MAY SUFFER SOME FUTURE DAMAGE. LANDSCAPING: The hurricane caused extensive damage to the landscaping, brining several trees down. Right now we will only do cleanup of the grounds, as our landscaping may get further damaged while the roof is replaced. CAT IN BUILDING: During the storm, a cat was found on the sixth floor. Condominium documents do not allow for any pets in the building. The owner came forward the next day, claiming the cat was left in #608 and had got out. The board has decided to pass this matter on to the Covenant Enforcement Committee and send a cease and desist letter to the owners of #608. The Board would like to thank everyone that participated in the events following the hurricane. It made the aftermath almost enjoyable! Meeting was adjourned at 9:45 P.M.
