BOARD OF DIRECTORS BOARD MEMBERS PRESENT: Michel Pytlarz, Thomas Puntillo, Carlos Resende, Anthony DeCesare, and Marge Trani. OWNERS PRESENT: Twelve Meeting called to order at 7:40 P.M. APRIL 5, 2005 MINUTES: Read by Michel and accepted by the board. FIRE SPRINKLER LAW Prior to mailing the letter regarding the option to install sprinklers or wait to see if we are “grandfathered-in”, we received a phone call from our attorney advising us to hold off on a vote. There is the possibility that we may not have a choice and the law may deem it mandatory to install fire sprinklers. As soon as the law is finalized we will be notified, by our attorney, and we will deal with the problem, at that time. FINES/PENALTIES: The vote, as of this date, to incorporate the fines and penalties into the Condo documents is 81 for and 15 against. A yes vote of 114 is needed for this amendment to pass. SEAFOOD FESTIVAL PARKING: With the front entrance and exit chained, parking for the festival weekend ran very smoothly and will be considered, again, next year. TREASURER’S REPORT: Checking account balance is $59,699.43. All maintenance has been paid; however, please note there is only a 5 day grace period before late fees are assessed. BROKEN GLASS INCIDENT: It was determined that the contractor, hired by Roy Regeski, was responsible for the broken glass that rained down from the 12th floor, leaving pieces on all catwalks, and ending by landing on Mrs. Brown and her vehicle. No one made any attempt to come down and check to see if anyone was hurt. The Board has decided to send a letter and have the committee investigate the incident. The committee, of five members, will decide if a fine is required. FRONT TILE WALKWAY: The contractor, who repaired our front concrete posts, has taken the tiles from the rear entrance and tried to repair the walkway. As soon as he finished someone came along and scratched their initials and ruined a part of the cement band, outlining the area. We are still working on this area. POOL AREA: Tony has obtained four estimates to “DIAMOND BRITE” as follows: AMERICAN POOL $7,400.00 KNOX POOLS $8,670.00 IKE’S POOL $6,250.00 PAMPER POOL $5,350.00 The board is deciding between IKE’S AND PAMPER POOL—IKE’S has done work at Jamaica house and maintains their pool. Several board members will examine Condo pools, by Pamper pool, who has given us a very professional estimate and a 10 year warranty. We are leaning towards Pamper Pool, with Ike’s as a back-up, and based on the research we will make a decision. ASPHALT/PAVING OF DRIVEWAYS: Tony has gotten estimates—one of which is National Pavers, who gave us a bid of $41,392.80. The pool needs to be done before the asphalt is done. Hardrives is the company who we are looking at to do the asphalt. Michel and Tony to investigate the pavers. Tom, we found out, has worked with asphalt in the past and has given his advice as to the grades and their respective cost and benefits. Carlos has been working with the engineer reviewing plans and blueprints. ASSESSMENT FOR POOL, ASPHALT, PAVING: The following is just a “APPROXIMITE” assessment based on estimates received and will be finalized when the contracts are signed and actual costs are determined. The estimated total of $197,000, includes asphalting the parking lot, paving the pool area, resurfacing the pool—with Diamond Brite, repairing sidewalks, and pool furniture replacement. UNIT TYPE COST PER UNIT A $ 1,009.82 B $ 1,379.99 C $ 1,478.49 Tom has been approached, by several owners, who are in favor of changing the Rental provisions. The board discussed the matter; however, it was voted down, at this time. The meeting was adjourned at 10 P.M.
