BOARD OF DIRECTORS
MEETING
JUNE 8, 2005

 

BOARD MEMBERS PRESENT:     Michel Pytlarz, Tom Puntillo, Carlos Rosende, Tony DeCesare, and Marge Trani.

OWNERS PRESENT: None

Meeting was brought to order, by Michel, at 8:30 P.M.

MINUTES OF MAY 26, 2005 MEETING:

Read by Marge and were accepted by the board of directors.

TRESPASSING SIGNS:

Marge was contacted by a Broward County officer and advised that the sign on the rear exit fence (Riverside Drive) needed to be removed. The sign indicated that the property was protected, from trespassers, by the Pompano Police Department. This is no longer accurate as the enforcement department is the BSO. The sign was removed and Marge will follow-up with Doris to confirm we have Trespass forms, on file. Also Doris will contact BSO to find out what forms and/or signs are required to protect our property.

NEW OWNERS INTERVIEW FORM:

Michel has made additions such as water heaters need to be changed every 10 years, water alarm gadgets are the property of the Nassau House and do not cut wires in the TV cable wall boxes. The changes were unanimously approved by the Board.

AMERICAN DISABILITY ACT:

Michel has checked with our attorney and is under the impression that we are grandfathered-in and we are a private entity with no public access (e.g. Bingo) and therefore do not have to meet requirements. Also, we must conform to Federal regulations not State rules. Tony will contact ADA and/or our attorney and confirm our legal requirements.

DOCUMENT CHANGE VOTE:

There are 117 Yes votes and 13 No votes; therefore, the Fines and Penalty amendment will be added to our Condo documents. The procedure will be the Board will send a Cease & Desist letter-outlining the infraction. A second letter will follow, stating the incident will be brought to the attention of the grievance committee who will determine if a fine should be imposed. The present committee consists of Irma, Vivian, Judy, Diane, and Roy. It would be preferable if all members were full time residents. If anyone would like to volunteer please contact Doris or one of the board of directors. It would not require a great deal of time since the committee would only become involved when an infraction occurs.

FIRE DEPARTMENT ALARMS: 

In a two week period the Fire Department was called five times and most of the time there was no one in the elevator. They were ready to break down the doors and cause quite a lot of damage when someone from the elevator monitoring company appeared and was able to correct the problem, with no damage. Michel inquired why the monitoring company is not called before the Fire Dept. and was told that when someone uses the elevator phone the monitoring company calls the Fire Dept. Doris contacted our elevator maintenance company and, although they charge slightly more, they will monitor and ascertain whether they can handle the problem or the Fire Dept. needs to be called. Since the Fire Dept. is annoyed with the constant calls and we are subject to high fines for each incident, it was unanimously decided by the Board to contract the new monitoring company. Also, the current company requires that one of the board calls for service. In the event none of the board is available this would be a problem. Our current 5yr contract expires in August and we will change then.

WATER HEATER DAMAGE:

Water damage and clean-up caused by the water heater in unit #1001 amounted to over $8000 ($2500 has been paid to “Flood Wizard” to cover our deductible). Owner, as well as their insurance company, has been notified and the insurance company has acknowledged. Letters were written at the time everyone was instructed to replace their water heaters if they were 10 or more years old. Also, Roy Regeski, former president spoke to the owner on two occasions and it was documented in minutes of one of the Board of Directors meetings. We will be following up on this with the insurance company for reimbursement of expenses incurred.

PARKING LOT & POOL AREA:

Our engineer has recommended that density tests be made especially since we are have shifting problems and the board has unanimously approved these tests.

Pool pavers have been selected and ordered as they could take up to 8 weeks and they have to be delivered here prior to any asphalt work being done as the heavy trucks could cause damage.
