NASSAU HOUSE ASSOCIATION WEDNESDAY JANUARY 26, 2005 BOARD MEMBERS PRESENT: Roy Regeske, Marie Kastenbauer, Michel Pytlarz, Carlos Rosende, and Marge Trani. OWNERS PRESENT: 66 PROXIES: 42 QUORUM MET OFFICE MANAGER: Doris Schmidt Meeting was called to order at 7 P.M. Minutes of January 17, 2005 was read by Marge and accepted.. TREASURER’S REPORT: Carlos deposited $ 23,327.14, into the Association checking account, on January 25, 2005. The balance, on that day was $ 73,109.35. As is the custom at the annual meeting, Marie read the names of the deceased unit owners, from the previous year. They are Ann Swanson (611) and Fred Siccardi (907). New unit owners are 702, 704, 1106, 1202, 212, 711, 205, 208, 310, 907, and 403. Congratulations to Mark and Tricia (unit 404) on their new arrival this past December. MAINTENANCE INCREASE: Roy explained maintenance has not increased in three years. However, due to higher costs for electricity, water, materials, labor, etc. (FPL has raised their rates 8%) it was necessary. There are 92 singles and 60 couples, many of whom are employed full-time; therefore, causing a lack of volunteers. ONGOING RULES & REGULATION INFRACTIONS: Marie reiterated that the trash rooms are for newspapers and glass, only. No large items such as appliances etc. should be left in the dumpster room and all boxes should be broken down. The laundry rooms should be kept clean especially the lint filters and the sink area. Shopping carts should be returned to the dumpster room and not left in the hallways for an extended period of time. COMMERCIAL VEHICLES are not allowed to be parked on the property, per Pompano city ordinance. Exceptions are service vehicles for work being performed in the building. FIRECRACKERS: Fireworks have been thrown off the balconies and this must not continue! DOCUMENT CHANGE: Re: 20% down payment/prepayment of maintenance will be reissued, as corrected, for vote by owners. BUDGET FOR 2005: Approved and accepted. RESERVES AND FINANCIAL AUDIT: Voted down by owners.
