BOARD OF DIRECTORS BOARD MEMBERS PRESENT: Michel Pytlarz, Thomas Puntillo, Carlos Rosende, Anthony DeCesare, and Marge Trani. OWNERS PRESENT: Thirteen Meeting was called to order at 7:30 P.M. TREASURER’S REPORT: Approximate checking account balance is $71,000.00 (Carlos has been under the weather) and a more exact figure will be given at the next board meeting. PAVING—POOL/PATIO AREA: Tony has obtained three estimates. National Pavers, who did the Pavers at the Bermuda House, and has given us a very professional estimate with in-depth detail, pictures, licenses, insurance, etc. Pavers Plus’ estimate, although lower in price, does not list a detailed description of the work they would perform and with add-ons, hidden costs, etc. could turn out to be more expensive, in the long run. Also, many companies require a 50% down-payment, before commencing work, and then they are long gone. We have considered stamped concrete, though less expensive initially, will be more costly since it has a tendency to crack and also is more slippery than the Pavers. Therefore, based on the reasons stated above the Board, unanimously, has voted to go with Pavers. DRIVEWAYS: Carlos has met with the engineer and discussed his concerns with the area beyond the rear entrance which has many underground pipes. It appears that asphalt rather than concrete would be preferable since if there is a problem with one of the pipes, it would be easier and cheaper to repair. The engineer will be meeting with HardDrives and we will receive a cost figure for the driveways, within the next week. Also, the engineer pointed out that in the event we used concrete, as opposed to asphalt-which is less expensive-our car wash area (which drains into the inter-coastal) would be a problem. The City of Pompano would oppose the run-off of soap/detergent. Therefore, we should not mark the area as a “Car Wash”. SEAFOOD FESTIVAL: The weekend of April 22nd through the 24th is scheduled for the annual Pompano Beach Seafood Festival on Atlantic Boulevard and Pompano Beach Boulevard. As we are all aware there will be a large influx of cars and a tendency of people to park in our parking lot. The Board has decided to block the front entrance and exit to discourage outsiders using our parking lot. Therefore, owners will be required to use the rear entrance, for the entire weekend, and the rear gate will be open during that period. In the event, you will be having visitors, it will be necessary to obtain a special parking pass, covering that weekend only, to be displayed on the dashboard. All other vehicles will be subject to being towed. FIRE SPRINKLER LAW: Michel read a draft of a letter which will be sent to all unit owners, soon. Basically, our attorney has advised we have the option of voting on the requirement to install Fire Sprinklers in the interior corridors and, possibly, the internal units. Carlos brought to our attention that when the Nassau House was built the building code required a one hour burn time—that is, should a fire occur in a unit the apartments below, above, and alongside would have an hour to evacuate. We have the option to opt-out and not install the sprinklers; however, a two-thirds vote is required. The Board recommends we vote YES on this option as the alternative, if we don’t receive the required affirmative vote, is to obtain estimates to install said sprinklers. At today’s prices this would mean approximately $1200.00 to $1500.00, per unit. FINES/PENALTIES: In addition to the fire sprinkler vote, our attorney has advised we revise our Condo documents to address fines for rules infractions, as our documents are outdated and do not meet with State of Florida laws. All other Condominiums already have this provision, in place. If this is not changed owners will be at the mercy of future boards. There will be two separate ballots, one regarding the fire sprinklers and another about the fine procedures, along with the letter of explanation. NEW SIGNS: There will be new signs displayed regarding parking, entrance, exit, towing, and deliveries. Meeting was adjourned at 9:10 P.M. |
