BOARD OF DIRECTORS MEETING

MARCH 29, 2004

Board members present:            Roy Regeski, Marie Kastenbauer, Carlos Rosende, Michel Pytlarz and Marge Trani.

Owners present:                            6

Meeting called to order at 8 P.M

TREASURER’S REPORT:

Carlos deposited $7,521.27 into NHA checking account.

Savings Account Balance $ 28,059.95.

Painting account balance $ 26,550.73 (after final retainer payment to Bell Painting).

ON/OFF SIGN BY REAR DOORWAY:

Cardboard sign to be replaced.

MINUTES OF MARCH 22, 2004:

Accepted after correction that any door with the any glass, no matter how small or large, does require a permit.

RECREATION ROOM:

Coit has shampooed the carpeting and Preston has placed gliders on the chairs to protect the carpet.

CONCRETE/REAR ENTRANCEWAY:

Concrete to be replaced and new railing installed with adjustments to be made to facilitate emptying the dumpster without destruction of the outlying area. Marge questioned whether the brick walkway, under the new canopy, has to wait until the concrete project. It would be too expensive to be replaced before the rest of the work is done.

NASSAU HOUSE SIGNS:

Marie has made several calls and designs are forthcoming. Quotes have ranged from $1,400 to $3,700. Once all the designs are in and a particular one is chosen then we will present that one to all the sign companies and arrange for a fair price. To be tabled, for now.

LANDSCAPING:

There has been some work performed on the front circle area and the rear fence (Riverside Drive). This is a work-in-progress.

POOL HEATER NOISE:

The temporary flue has helped. Roy and Michel will, permanently, attach and redirect the opening and hopefully this will resolve the problem.

RULES AND REGULATIONS:

Final revision has been made to include contractor form to be presented to the office 72 hours prior to work being performed.  Michel will have the Rules and Regulations printed and will be distributed to all owners. Included with document will be an INFRACTION LETTER advising fines will assessed for infractions to the Rules. Two types of form letters will be drafted—1) Simple one for violation and fine and 2) One where rule/regulation has been broken and damage has been done.

MAINTENANCE PERSON:

New hours to be 7:30 A.M. to 4:30 P.M., with one hour for lunch. We have a new person; however, he has not been approved. Maintenance person cannot work in owner’s apartment during those hours.

GLASS BALCONY DOORS:

Amendment “A condo owner who intends to install a new balcony door has the option (A) To install a wood door that is identical in appearance to the original door or (B) A full glass door. If the owner opts for a glass door his or her design must be approved, by the board and the new door and frame must be of metal. A city permit is also mandatory for new glass doors. New doors  must meet current code”. This will be sent to our attorney to be written in legal terms and presented to the owners for their approval and then incorporated in our Condo documents.

WATER HEATER ALARMS:

Water Heater alarms in unit 704 and 705, beeping, Roy to follow through with changing to new batteries.

FLAG:

To be replaced with a new one.
