BOARD OF DIRECTORS WORKSHOP MEETING JULY 26, 2004 BOARD MEMBERS PRESENT: Roy Regeske, Marie Kastenbauer, Michel Pytlarz, Carlos Rosende, and Marge Trani. Owners Present: Four Office Manager: Doris Schmidt Meeting called to order at 10 A.M. Minutes of meeting of April 19, 2004 have been accepted. SIGN: New Nassau House sign has been installed and will be landscaped and inspected. MAINTENANCE: There will be a meeting with Horizon Maintenance, tomorrow, regarding their lack of sufficient detail on monthly invoices and other issues, which need to be resolved before any further bills are paid. FINE LETTERS: Fine letters were discussed and either have been paid or will be followed-up for payment. Building Insurance: Building Insurance will be reviewed and a meeting will be held with our agent prior to the expiration of this year’s policy in order to determine that we are sufficiently covered but not overly insured. Landscaping: Landscaping has not been completed according to our agreement with Tri-R who is to submit photos for the front area wall—east of the pool, change of flowers in the circle, etc. Doris to contact Tri-R Landscaping and set up an appointment with Roy. Balcony Doors: The Board has agreed on one design: A full plain door with the option of two heights, either 8 feet high, displacing the transom above the doorway, or 6 feet high, which is the current opening. The metal frame must be white and approximately 4 ½ to 6” wide. The glass of the door maybe tinted, but no etchings or slats are allowed. A contractor’s form must be filed with the office before purchase and the design must be approved by the board. A city permit is needed to install the new doors and they must be code approved. AIR CONDITIONING HIGH RISERS: Air conditioning high risers on all stacks need to be flushed on a monthly basis. This has been performed by volunteers, in the past; however, it has been decided that a maintenance service contract is needed. Doris will contact Brian at PCA Plumbing and obtain the cost of this service. CATWALK LIGHTS: Catwalk lights need to be checked to be sure they are operating properly and they will be cleaned by our maintenance person, regularly. FLAGPOLE LIGHT: Flagpole light should be white and directed to the flag. PAVEMENT PROPOSALS: Roy is working on getting estimates and has specifications on what needs to be done. He will be meeting with Tom Hanley and an engineer with Atlantic Pavers on Wednesday. We will keep you posted and hopefully this work can be performed before the season arrives.
