NASSAU HOUSE ASSOCIATION

ANNUAL MEETING

JANUARY 28, 2004 7 PM

 

Board Members Present:  Roy Regeski, Adda Manosalvas, Rick Larrabee, Marie Kastenbauer

Absent: Preston Scroggin

Roy opened the meeting with the Appointment of Inspectors of Elections:

Irma Adelof, Val Davis, Ruth Schnieder, Barbara Regeski.

Quorum was verified:

121 ballots received.  67 members were present.  Proof of Notice of meeting had been met. 

Marie Kastenbauer made the motion to dispense with the reading of the last years annual meeting minutes, seconded by Jennie More. Majority approved.

Marie Kastenbauer read the names of the owners who have passed away in 2003 and asked for a moment of silence.  Marie also read the names of the new owners for 2003.

Roy gave an account of the projects the board has completed during this past year:

bulletNew pool heater replaced, $4,400;
bullet7 washers & 2 dryers replaced, $5820.00;
bulletRoof fan for hallway vents replaced for $9,000;
bulletVideo cameras and key fobs, $13,000;
bulletLawn sprinkler system repaired in house;
bulletCleaning up of hallway flooding due to leaking water heaters $6,000;
bulletNew canopy at rear entrance and new hurricane shutters for recreation room, both paid by ladies club $4,500, canopy to be installed when painting is completed;
bulletNew heat exchanger for house a/c $31,000;
bulletCable TV for entire bldg. (lower channels only) $28 per month paid by Nassau House;
bulletNew floodlights and underground electrical work for trees in guest parking area, $3,000;
bulletUnit owners required to update water heaters; (most unit owners have replaced their hot water heaters; only about 15 remain to be changed.) All water alarm batteries are being replaced;
bulletThe roof fan, security system and heat exchanger were paid from funds left from the restoration assessment. Likewise funds left from the paint assessment will be applied toward re-paving of the parking lot.
The assessment for that is estimated at $600 per unit.

 

The following are projects are planned for 2004:

bulletRemove fountain from front circle and re-landscape;
bulletRepave blacktop and driveways;
bulletImprove rear door entranceway and trash room front with new concrete and install a second railing;
bulletRepair/replace circuit breakers in both the meter rooms and owner’s units; (Due to the possibility of electrical fires because of age and old wiring, this must be addressed) Cost to be approximately $60,000 or $470.00 per unit.)
bulletShine the lobby floor;
bulletRe-coat the roof;
bulletDiamond brite the pool and replace/repair patio tiles;
bulletGet a new “Nassau House” sign at entrance (Suggestions for style welcomed by board);
bulletNew landscape along fence at Riverside Drive;
bulletRepaint chain link fence, volunteers needed;
bulletNew Christmas lights and decorations for grounds and trees;
bulletReplace additional washers/dryers as needed. Office keeps a record of all toketts purchased, thus showing the amount of purchases for each floor.

 

Reminders To All Owners:

All owners need to notify the office when they are going to make repairs or remodel their units. Recently Roy found a vendor using a 20 LB sledgehammer on the tile floor. This could have damaged the ceiling below that unit.  Problems with the vendor ensued until the police were called.  Owners can get a list of good vendors from the office to avoid such problems. When owners plan to remodel, contractor forms, issued earlier in the year, must be handed into the office before work is started. Any owner wishing to put tile on their balcony floor should see Doris first for the correct product to be used. 

Owners are asked not to have our maintenance man, Renny, do work in their units during his working hours.  He has a full schedule of work to be done in common areas, the purpose for which he was hired.

Owners will be allowed to park in the guest parking and along the front wall once the painting is completed.  Owners will have to use the city parking lot next to the bank or rent from other owners.  This parking rule will be strictly enforced and cars will be towed.  Guest spaces are for visitors only.  Owners may obtain a visitor pass for their guest’s car at the office on a weekly basis.

Elevator pads must be used when moving any furniture, appliances, or work- related items.  Pads are stored in the 5th floor storage room. If you let the office know when you need them, they will be put up for you. A check for $100.00 is to be given to the office at the time of request. It will be returned if the pads are taken down before the end of the day.

Rules and Regulations must be followed for the elevators, pool use, trash rooms, laundry rooms, etc.  Items are being found in the trash rooms on various floors that should have been taken to the dumpster room by the owner.

Only glass and newspapers are to be left on the shelf in the trash room on each floor.  All large appliances, furniture, and hazardous materials must be taken to the city dump on Powerline Road. Old appliances and carpet should be taken away by the vendor who installs them.

Owners are asked to stop at the office and update their emergency cards before we put the information into the computer.

 

Voting on Auditing of Books:

A hand vote was taken for auditing the books of the condo, since this was omitted on the voting ballot.  Estimated cost for an audit would be $6,000 to $8,000.  4 owners voted to have the audit and 57 voted against it.  No audit will be done.

RESULTS OF VOTE ON CHANGING BALCONY DOORS:

71 owners voted in favor of changing the balcony doors.

24 owners voted against.

The board will proceed with the necessary action to change the condo documents. 

RESULTS OF THE RESERVE VOTE:

93 owners voted not to have reserves.

24 voted in favor.

RESULTS OF THE ELECTION OF THE NEW BOARD MEMBERS FOR  2004:

Michel Pytlarz, Carlos Rosende, and Marge Trani were elected, each for a 2- year term.  Roy Regeski and Marie Kastenbauer will serve their 2nd, year.

Roy offered special thanks to the following people:

Michel Pytlarz who has shared his time and expertise in getting the new security system and installing our web site. Use the web site www.thenassauhouse.com.

Roy also thanked Irma and the Ladies’ Club for all their generous contributions to the Nassau for the shutters on the Recreation Room and the new canopy at the rear entrance.

He thanked Rick Larrabee for all the time he had spent on the painting project, checking on workmen ship and materials to make sure we get a good paint job. Rick promised to finish the job.

Roy then thanked Marie and Preston for all their help.

Special thanks went to Adda, for all her superbly organized and accurate accounting job and for keeping the board well informed as to the status of the accounts.   We will miss her professional expertise.

Then Roy thanked Doris, office manager, for all her help especially thru the construction period.
