BOARD OF DIRECTORS MEETING

AUGUST 02, 2004

 

BOARD MEMBERS PRESENT: Roy Regeski, Marie Kastenbauer, Michel Pytlarz, Carlos Rosende and Marge Trani.

Meeting called to order at 10 A.M.

NEW NASSAU HOUSE SIGN has been inspected but not approved due to the fact that the blueprint, submitted by the sign company, does not match the actual sign. This is their problem not ours and partial payment is being withheld until the correct sketch is approved. Sandy De Cesere will be here, soon, and will be working on landscaping around the sign.

Minutes of meeting of July 26, 2004 read by Marge and accepted by the Board.

HORIZON MAINTENANCE—Last weeks meeting was unsuccessful as they did not have the information we required. Another meeting is set for tomorrow and hopefully we will receive the details we requested or we will consider discontinuing our association with them.

PAVEMENT PROPOSALS—G&D Asphalt has submitted an estimate for repaving all parking areas with the exception of under the carports, which are in relatively good repair. Atlantic Paving will be here on Wednesday with their figures and Roy will then meet with HARDRIVES, a manufacturer and installer.  A decision will be made based on the cost, quality of work, and length of time the blacktop will last. Also, it is recommended that a service contract for sealing on an annual basis be obtained.

FLAG—Maintenance person to raise the flag at the beginning of his shift and lower it upon leaving for the day. Since he works only Monday to Friday, a volunteer or volunteers for Saturday and Sunday is needed. Please contact Doris if interested.

It was decided by the Board that since we have a secretary it is not necessary for Doris to attend board meetings.

ELEVATOR RECALL ALARM—Neither Broward County Security (who is responsible for our fire extinguishers) nor Miami Elevator claim to be the one to handle this problem. Roy has written a letter to Malcolm Daigle, our elevator consultant for past renovations, asking his advice on who is responsible for this system.

SWIMMING POOL—There are many problems in this area such as loose tiles, broken tiles, broken benches etc. In general the pool area is in disrepair and at this time it was suggested we clean, patch, and repair as best we can; however, it is imperative that in January, 2005 the new board such definitely look into renovating the pool area, for both safety and aesthetic reasons.

Marge suggested that since we don’t have an exercise area perhaps there would be some interest in having a stationary exercise bike in the corner of the recreation room. This room is used for meetings and private parties; therefore, we would need something that could be easily moved when we require the use of the entire room. Please give your comments to Doris and if there is sufficient interest and someone has a bike that is in their way, perhaps, they would like to donate it to the building.

Also, if anyone has any other ideas that they think would be of general interest by all means let us know.
