BOARD OF DIRECTORS

APRIL 5, 2004

BOARD MEMBERS PRESENT:            Roy Regeski, Marie Kastenbauer, Carlos Rosende, Michel Pytlarz and Marge Trani.

OWNERS PRESENT:                               8

TREASURERS REPORT:

Carlos deposited $ 42,365.96 (Maintenance Fees) to the checking account. Savings account balance is $ 28,059.95 and Painting account balance is $ 26,550.73.

The minutes of March 29th 2004 were read by Marge and accepted.

ON/OFF SIGN BY REAR DOORWAY:

Doris to contact a sign company and will have a new one made.

POOL HOUSE AREA:

Present landscaping around the pump house is an “eyesore”. This will be addressed in the near future.

BECKER & POLIAKOFF:

Lawyer’s proposed amendment letter discussed and the following changes were made.

5.1 Common Elements section      The Board can approve material alterations not to exceed 5% of the budget. If the cost exceeds this amount, then the Board would need the approval of 66% of the owners. “ Necessary maintenance of the Common Elements or Association Property, regardless of the level of expenditure, is the responsibility of the Board of Directors”.

5.3 Apartments       This section was approved with the addition of the amendment regarding the glass balcony doors. Marie to write letter to attorney advising the changes needed and present to the Board, for their approval.

REAR ENTRANCEWAY:

Tabled

LANDSCAPING:

Front circle. Roy to check whether all the plants ordered were indeed planted. Also, all trees to be encircled with plants.

NEW MAINTENANCE MAN:

Roosevelt doing a fine job, so far.

FLAG:

A new flag has been donated, at poolside, by Mike Milazzo. Many thanks, Mike.

INFRACTION LETTERS:

There are two form letters 1) Simple infraction of rules and regulations with imposition of a fine and 2) Infraction of rules and regulations where damage has occurred, a fine, as well as, damage costs will be levied. The owner will have 30 days to respond to the Board. If the Board concludes that the monetary damages stand, the owner will have 30 days to pay or the matter will be turned over to our attorney.  

NASSAU HOUSE SIGNS:

Several designs have been submitted by a unit owner, Columbia Signs, and Sign-A-Rama. Landscaping around the sign will be required by the city before a permit is issued. Preston will, also, present a design.

Pompano coalition:

Preston attended the Pompano coalition, which is researching redevelopment of the beach area and increased traffic and other problems with the increased population.

FOUNTAIN:

Someone has made an offer to purchase the fountain. Marge and/or Doris will obtain cost to purchase a new one and we will determine whether it would be feasible to sell it or find a place on our grounds where it would look appropriate.
