Board of Directors Workshop Meeting

Monday, September 22, 2003

 

Board Present:            Roy Regeski, Marie Kastenbauer, Rick Larrabee

Absent:                         Adda Manosalvas, Preston Scroggin

Roy opened the meeting with Marie making a motion and seconded by Rick to accept the last minutes meeting.

Insurance Review:

Tabled.

Painting:

Rick will give the board a figure on time and material on painting the railings in the stairwell at the next meeting.

Vent structure on Roof:

Vent has been delivered. Now waiting for installation.

Windows:

PH-3   Tabled - No response from owner.

Cable T.V.

To be installed Tuesday or Wednesday for owners who do not have cable TV. Roof antenna will be taken down.  Cost to be paid by the association.  A monthly fee will also be paid by the association at $24.95 per month.

Security Cameras:

Tabled till next meeting.

Parking:

Pompano Beach City Manager sent a letter to the Nassau House stating that cars may be parked in the Riverside Parking Lot at a cost of $30.00 per month.  Monthly passes may be purchased at  City Hall.  Parking has become a serious problem.  when painting is completed the board will strictly enforce the rules.  Owners parking in guest spots will be towed at owner’s expense as will guest cars without guest passes on dash board.  All owners MUST PARK IN THEIR OWN SPACE OR RENTED SPACE.  NO MORE GUEST PARKING.

Unit #608 catwalk Door:

Owner will replace the existing glass door.

Occupancy in Units:

Tabled.

Fire Pump:

A new standpipe has been installed on the street side of the bldg.   Electric box in maintenance shop now also working. 

Circuit Breakers:

Meter room circuit breakers are going bad and could become dangerous.  Some of the breakers have been replaced.  AAA Electric showed Roy where the wires going  into the circuit breakers need to be tightened  up to prevent the burning of the circuit breakers.  This would be an interim fix until all circuit breakers can be replaced.   Roy suggested that he, Renny and Rick could go up to the main meter rooms and tighten the wires sometime.    Board will look further into this problem as a priority.   Cost could range from $400 to $600 per unit.  Tabled for now.

Front Entrance Lights:

Lights at front sign, the front tree base and posts in ground need to be replaced. New PVC conduit needs to be installed in ground with new boxes and weatherproof lenses.  Cost $2,670.00   Tabled for till Adda returns.

Breezeway Door Window Panel:

After a board discussion, board decided to leave the screen panel in place for now.

9/22/03
