House Association Board
of Directors Workshop Meeting Monday,
October 27, 2003 7 PM Board Members Present:
Roy Regeski, Adda Manosalvas, Marie Kastenbauer, Rick Larrabee Absent:
Preston Scroggin Roy opened the meeting with a review and acceptance of the last meeting’s minutes. Roy made the motion to accept the minutes as read, seconded by Adda. Insurance
Review: A lengthy discussion,
ensued between Marie and Roy. Marie
had asked Gary Longo from Oswald Tripp & Co. to get us a second quote on all
our insurances. She noted that we
get 2nd. & 3rd quotes in all areas of expenditure except this
one, our largest. But she also said
that when the board signed
over the property and liability companies to Smith Watson & Parker agent
(quotes already acquired by Gary Longo), they eradicated any possibility of
getting competitive quotes. Roy
disagreed and made a motion to have Gary Longo send his insurance quotes to
Nassau House in the next 2 days or
the board would rescind the letter (which gave Southern Insurance back to Gary)
and it would be given to Smith Watson and Parker. Seconded by Rick. Water
Consumption: Sprinkler system, pool
and car wash is using approximately 15 gals per day. Roy said according to the
meter readings, the pool does not leak. The
problem is with the sprinkler system. Roy is working on erecting all sprinkler heads with Renny.
Cutting back on the time for watering the lawns should make a big
difference in the consumption of water. Board
is asking Doris to call Tri-R and ask if they weed wack the sprinkler system
heads. Tabled till sprinkler system
is done. Painting: Rick had set a meeting
with Tom from Bell Painting for Monday evening.
Misunderstandings occurred and meeting will
be re-scheduled concerning the painting of the parking roofs.
Tabled. Roof Vent
Structure: Completed and working
fine. Windows: PH-3 has not responded
to the board concerning the white strips in her windows. Her contractor has been
notified that the white strips must be put in place.
Unit # 406 contractor is coming in to place the strips in her windows.
Circuit
Breakers: Tabled till Preston
comes down. Carpet and
Railing: Board discussed the
rear entrance concerning the brick and railings. New concrete placement to be tabled till future discussion.
Roy made the motion seconded by Marie to order a new railing to match the
existing railing. All approved. Balcony Doors: A letter was received
from our attorney concerning the balcony doors. According to our docs, any one wishing to change external
appearance of building must have approval from 100% of the residents of the
Nassau House (151). Roy is in favor
of changing the condo docs, to make it possible to install glass doors on
balcony. He will contact the
attorney again concerning what action to take to make this change in favor of
the glass doors on balconies. Adda
noted that 2/3 vote was necessary to change the condo docs and she interpreted
the above rule to say that each apartment owner himself go to each owner and
receive a 100% vote in favor of the owner to put in his glass door, an almost
impossible situation to achieve. Security
Cameras: Roy, Marie and Adda
met with ISN Security Company and asked for a bid on their equipment..
Bid to be given to the board by Wed. Marie to contact Privid Eye for a
revised contract showing all the requirements the boards want.
At the next meeting on Nov. 10th a final decision will be made .
Roy made the motion, seconded by Marie.
All approved. Marie made the motion
to adjourn, seconded by Rick. |
