Board of Directors General Meeting
Monday, Oct. 13 2003  7 P.M.

Roy opened the meeting (while waiting for Rick to come): with the reading of the Treasurer’s Report as of October 7, 2003

* The balance of the structural account has paid for (1) the new Heat Exchanger ($32,372.00 ), (2) deposit on the new Air Vent on Roof, ($3,000.00) with a balance due of $5,780.,00.  (This includes a replacement of curbs the vents rest on) and (3) the security camera deposit.

Marie made a motion to accept the treasurers’ report, second by Roy.

  Minutes were read and approved.

  Insurance Review:
Insurance Review has been tabled.  Adda reported that she received a call from another insurance carrier who wishes to give us a quote on a new insurance policy from Southern Family.  Board now waiting for new quotes to come to the Board for review.   New policy is due on Nov. 23rd.

Interior Stairwell Railing Painting:
Rick submitted a quote for time and material involved in  scraping and painting of the railings in the 3 stairwells.  Cost approx. $700.00 to $1000.00.  Roy made a motion to accept this proposal, seconded by Marie.

New Vent on Roof:
Roy explained that a new roof vent for the hallways venting is now in place.  Installation will be finished this week.  The vent needs to be wired and coated.
Rick then thanked Roy for his hard work on replacing the belts on the fans.  He found that though the fans were running, belts were broken.  Many owners find that the smells that formerly filled their units are gone after many months of complaints.

Doors & Windows:
PH #3 has been notified about the missing white strips in her windows.  Waiting for her contractor to contact her. The replacement of the door in #608 is satisfactory.

Direct TV:
Allsat TV  has now completed the installation of Direct TV service to all owners who had the roof antenna before.  A few minor problems have been solved.  Roof antenna to be removed.

Circuit Breakers:
Board of Directors are looking into the repair and replacement of the circuit breakers in the main meter rooms.  Because the circuit breakers are corroded, worn, and a fire hazard, they must be temporarily repaired.  Roy, Rick, and Renny plan to do this. Actual replacement could cost to $50,000.

Front Entrance Lights:
AAA Electric will be here the week of Oct. 20, 2003 to replace the lights and wiring at the front entrance of the driveway.

Security Cameras:
The board has received 4 bids for the installation of new security cameras in the building.  Michel Pytlarz of unit # 211 shared his expertise and reviewed the 4 bids with valuable recommendations to the board.  Marie also wrote a summary and will call a few of the bidders for more information.

Occupancy in Units:
Roy said that he contacted the attorney and that there is no limit on how many people can live in one apartment.

Parking:
Roy also questioned about the parking situation that we have at Nassau House.  He was told that owners must have one space available to them and if there are limited spaces available, the board can adopt a rule on parking.  The board discussed the matter of guest parking passes.   Passes can only be given out for one week at a time.  Any guest that stays more than 3 weeks will need to park their car in the municipal parking lot.  This will be enforced after the building is painted. Pompano Beach charges $30.00 per month for parking.  Parking permits can be obtain through the city on a monthly basis.   Board members will put in writing their suggestions on this matter for the next meeting.

Pool:
A suggestion has been made to diamond brite the bottom of the pool.  Rick’s personnel friend, a pool expert, looked at our pool on Sunday. He stated that the pool tile is perfect, and the bottom of the pool is sound.  Roy said that the tile is black around the edge of the pool and Rick said that he cleaned it with a household cleaner and the black came off easily.

Roy and Marie will speak with the pool man tomorrow about the black tiles in the pool.  Rick is going to get more bids on diamond briting the pool.

Adda made a motion to adjourn the meeting seconded by Rick.
