with the Treasurers Report as of Nov. 12, 2003

$10,604 Marie made a motion to
accept the treasurer’s report, seconded by Rick. After reading of the
previous meeting minutes, Preston made a motion to accept, seconded by Rick. Preston questioned
what was going to be done on the carports.
Rick said that a deck stain would be applied after the power washing.
This type of paint would bead up and would last much longer than the
paint applied as of now. Any cracks
that are now a problem, would be dug out and repaired. Windows: Unit 406 is having the
white strips put in place on Tuesday. No
word has been received from PH-3 since the writing of the letter.
Preston will talk to the owner. Painting: Stacks 12 and 10 are
being sealed. Painting to follow.
Roy said that he found a few major problems with Bell Painting concerning
the roof and roof door area. Roy spoke with the foreman, Rich, about problems
and told them to repair roof holes with the pail of tar. Preston asked if a
videotape had been made before starting their work.
Catwalk areas are now done. If
any owner notices a defect, write a note to the office about it.
Punch out list has not been done yet.
The windows are now being caulked. Owners
are asked to open their windows after the caulking is done to make sure the
painters did not caulk the windows shut.
Any wall areas that have cracks on them will be dug out in a “v”
shape and filled in. Contractors
are to clean up areas after the power wash.
Balcony Doors: Marie read a letter
she composed to be sent to all owners concerning changing of the condo documents
allowing glass doors on balconies only. This letter is a straw vote only. A 2/3 vote in favor will be needed. If enough owners respond in favor of this change, then the
board will take appropriate action to make the change. Pool Heater: The pool heater no
longer works, and since repair is too costly, a new heater has been ordered and
will be installed next week by Roy and his brother. Board approved. The
new heater will have a 10-year warranty, compared to the old 4-year warranty. Rear Entrance: Preston said he is
waiting for a reply from the contractor. Contractor will also be asked to repair
areas of the rear sidewalk and the car wash. Security
Cameras: Contracts
have been signed for the new security cameras and “key fobs,” a keyless
entry system. Two (2) key fobs will be given to each owner.
The Medico Key will still be needed for the trash room and restrooms.
The key fob system will greatly improve our security in the building.
For example, lost key fobs can be disarmed so they no longer work.
Insurance: Marie earlier
approached a second insurance company, Oswald Tripp & Co., to give us an
insurance quote, so as to provide an alternative and competitive quote.
As a result, we were able to keep insurance costs lower.
Rick thanked both Marie and Adda who have spent a lot of time and effort
in compiling quotes for the board to review.
Both companies presented their proposals to the board last week.
Preston made the motion to go with Smith Watson and Parker, our current
carrier, seconded by Jenny Moore. Coverage begins 11-28-03.
Vote taken by board was unanimous.
5-0 in favor of Smith Watson Parker. Budget: Tabled for further
review. Board to meet on Thursday.
11-20-03 at 10 am. Contractors
Form: Each owner will receive a form for any construction or repair work to be done in his or her unit. These forms are being put in units when Bug Off comes. Preston read a notice
that he found in another condo elevator and thought it would be a good idea for
our condo. It reads as follows: “If you are a owner, renter, or the guest of an owner, then you
are the guest of every owner of this complex. All the facilities available for your enjoyment are made possible
financially and otherwise by all the owners. To protect our investment we have established Rules and Regulations
to which all of us must adhere to, we ask that all abide by them to ensure that
these privileges will not be denied us.” Years ago this was
posted in our elevators.
Rick made a motion to
adjourn the meeting, seconded by Preston.
