HOUSE ASSOCIATION BOARD
OF DIRECTORS MEETING MONDAY,
MARCH 31, 2003 7 PM Board Present:
Preston Scroggin, Marie Kastenbauer, Rick Larrabee Absent:
Roy Regeski, Adda Manosalvas Fire Codes: A letter was received
from Becker & Poliakoff concerning the sprinkler system to be installed in
all high rise buildings. Becker
& Poliakoff is undertaking a lobbying effort on our behalf to ensure the
successful passage of a bill, exempting us from the retrofit requirements. Heat Exchanger: Marie and Preston both
called references from Mr. Air and Southeast Mechanical Services and received
high remarks on both. Marie made a
motion to accept Mr. Air’s proposal on the new heat exchanger and seconded by
Rick. Mr. Air will give Nassau
House free service for the first year. All
approved. Construction Up
Date: Preston said that he
had met with the Engineer today and found 5 cases yet to be completed.
Rich is in charge of
the painting of the building and is waiting for the revised contract.
Board selected final colors. Workshop
Meeting: Marie Kastenbauer and
Tom McCarthy went to a Becker & Poliakoff’s workshop meeting on Sat.
3/29/03. Marie shared information
regarding Condo documents and leasing of units. Marie felt that the Nassau House should have the condo docs
changed. The Condo Documents
and our rules must be in agreement. This
will be analyzed by the board and a committee and presented at the next annual
meeting in January. Board agreed.
Entrance Door
Service Contract: Nassau House is
currently under contract with Besam Automated Entrance System and their contract
is up for renewal. Preston felt
that Besam has done a very good job with us so far.
Preston made a motion to accept the new contract, seconded by Marie.
All in favor. Passed New Business: Marie brought up the
subject of security via cameras. She spoke with CEO Video Company.
CEO suggested that we could put one over the door at the rear entrance
and the front door. Additional ones available also.
Up to 16 cameras can be shown on one TV screen in sections.
A proposal will be given to the board for 2 cameras.
Approximate cost to be about $1,500 to $2,000.00
Other companies will be contacted also.
Tabled Rules &
Regulations: IV. GUESTS AND VISITORS: A. A guest is a person who is entertained by an owner or
tenant. 1.
Owners should register vehicles of their guests with the office if the
guests stay more than 3 days. 2.
Neither guest nor visitor has the right to invite others. 3.
Owners (not in residence) must notify the Board of Directors in advance,
in writing, of the proposed occupancy of their apartment by a member of their
family, as defined above. 4.
In no instances is an owner’s apartment to be occupied by anyone other
than family in his or her absence. 5.
Owners must inform guests and visitors of rules and regulations. 6.
Any owner in Nassau House may ask a guest or visitor for identification
or owner’s name. Marie made a motion to
accept the change of this rule, seconded by Rick. All approved.
3/24/03 Marie made the motion
to adjourn, seconded by Rick. Meeting adjourned.
