of Directors Meeting Wed. June 4, 10:00 AM Board Members Present:
Roy Regeski, Adda Manosalvas, Marie Kastenbauer Absent:
Rick Larrabee, Preston Scroggin Board made a motion to
dispense with the reading of the minutes of 6/2/03. Board held a special
meeting concerning unfinished business. Direct TV: After a long
discussion on keeping the local channel system we now have or go to the direct
TV system, Roy made the motion to go with direct TV seconded by Adda Manosalvas.
Unanimous As
with local channels Direct TV. would charge for service calls and Nassau House
would have to pay for receivers, modulators or equipment that would have to be
replaced. Insurance Review: Tabled till Oct. Nov.
meeting Hallway Vent
Structure: A quote to repair the
damaged vent on the roof has come in and board is waiting for 2 more bids.
If the board has not received any bids from these contractors within 10
days, the board voted to go with JEF Precision Sheet Metal Corp. for the amount
of $7,479.59. This includes a new motor, squirrel cage, cover, removal and
installation. Delivery would be approx 3 weeks. Motion was made by Roy and seconded by Adda.
Unanimously accepted. After
June 14, 2003 a proposal will be requested. Roy
wants to make sure the proposal includes a coating that is applied to the metal
covering for protection. Hot Water
Heaters: A letter is being
written and mailed to all owners concerning the hot water heaters.
For any owner who had a water heater installed before Jan. 1st 1991 the
Board will contract with PCA plumbing to have those water heaters replaced for a
price of $375.00. All information
will be documented on the office computer and owners will receive a notice when
the heater is 12 years old and needs to be replaced. Motion was made and
passed unanimously. Quality Air: After a long
discussion and a phone conversation with our attorney the board voted to offer
Quality Air the original amount they requested
$7,422.00. Aqua Shield: Nassau House has
received the final bill for the 10% retainage being held.
Final seal of approval has not been received from the engineer. Water
Consumption to Pool: Doris is to follow
thru with City of Pompano on a new meter glass since we cannot read the meter
now. Roy thinks we may have a leak and it must be found since our water bills
are getting so high. Marie made a motion to
adjourn the meeting, seconded by Adda. Meeting adjourned. Minutes taken from
