Board of Directors Meeting

January 27, 2003      7 PM

 

 

Board Present:          Board Present:            Roy Regeski, Adda Manosalvas, Marie Kastenbauer, Rick Larrabee

Absent:                         Preston Scroggin

 

The Board of Directors for the year 2003 will be as follows as voted by the new board.  President:  Roy Regeski, V. President, Preston Scroggin, Treas/Sect. Adda Manosalvas, Board Members, Rick Larrabee and Marie Kastenbauer.  Roy Regeski and Marie Kastenbauer will serve 2 years and Preston, Adda and Rick will serve 1 year.

 

Car Wash

Roy started off the meeting with the moving of the car wash area asking for input from the owners.   Motion was made by Marie and seconded by Rick to move the car wash to the grass area near stack 12.

Leslie Lowenstein of unit #112  said that she bought her condo without a car wash area directly outside her window and does not want this. Owner’s wash at 7 am in the morning and she does not want this. Not only would it be unsightly, but water would come in her windows when opened.

She suggested leaving the car wash where it is with a lock box on it, or move it to the Northend  of the parking lot by  the locked gate. 

Carlos Rosende of Unit #709 reminded the board  that Aldo was going to design a lock box and place it over the car wash hose and valves.

Jerry Westmoreland of #708 said he felt the present location was the ultimate place for the car wash.

Marie Kastenbauer said that she feels the northwest corner would be a good place if we could move water to that area.   Discussion was closed to the floor. Rick Larrabee made a motion to look into the northwest corner of the parking lot to see if it would be feasible to move of the car wash, seconded by Marie.  The BOD will study the two possibilities.

 Passage Locks for A/C Rooms

All a/c rooms doors now have locked doors.  Roy said that all doors should be left open in case of any kind of emergency and wants to put a passage door handle on each door, thus leaving all a/c doors unlocked at all times.  These door handles would cost $6.00 each. Judy Cunningham of #307 suggested that only the owners that do lock their a/c doors receive a letter stating that it must be left unlocked or their locks will be changed.  Rick Larrabee said that he feels that all locks should be changed to passage locks and this way avoids a lot of problems.

Motion made by Rick to change all locks, seconded by Adda.  Motion passed.

 Setting Guidelines for General Meetings

Roy would like to shorten  the board meetings and keep the meetings to the agenda only (Roberts Rules). Roy said that when the board meets on a weekly basis, it discuss things that will be brought up before the general meetings.  Only these things should be discussed at the general meetings.  Sue Miller suggested that any owner who wishes to bring something up at a meeting that is not on the agenda could write a letter to the board first.  Marie said all meetings should allow members to speak on new business items not on the agenda.  Roy feels that an agenda should be made and followed, and items voted upon by the board should be presented at a general meeting.  Rick feels owners have a right to talk but with a time limit.

 Rules and Regulations:

Rule Change:  “X” ELEVATOR

Elevator pads have been left up over the weekends and evenings. Roy wants to correct this and suggested the following change to the rules.

“Any owner requesting the elevator pads and elevator stop key will need to deposit with the office, a refundable $100.00 check to assure that he or she has the pads removed by 7pm each evening.  If not removed by 7pm, the BOD will have them removed at the owner’s expense.  Pads are stored in the 5th floor storage room to the right (North) of the double doors. Moving is not allowed on Sundays.”

Change approved by the entire board.

 New Guideline for Office and Maintenance Personnel

The board discussed the hours for the maintenance and it was decided and voted on by the board to have the maintenance man work from 7:30 am to 4pm with half hour lunch. Maintenance is needed after the hours of 3PM to ensure all doors are locked and to oversee other problems that might arise. Maintenance man may work in owner’s apartments only for emergency work, after 4pm or at weekends.

 The BOD also decided that no more copies or faxes may be sent from the office for the owners. 

 Miscellaneous Items:

  1. Only official notices may be placed on the bulletin board by board members.  Private notices may be posted on mailroom bulletin board.

  2. Lower half of office door to remain closed. 

  3. No cash will be accepted for toketts.  All payments must be by check

  4. Checks will be made to the office for petty cash and office will keep account of matching receipts.

  5. Sue Miller recommended some guide lines given to owners for fire and flood emergencies.  Item to be addressed at a future meeting.
