Board of Directors Meeting

Monday, February 24, 2003   7 PM

 

Board Members Present:            Roy Regeski, Adda Manosalvas,  Marie Kastenbauer Absent:                                   Preston Scroggin, Rick Larrabee

 

Roy Called the meeting to order.   Marie read a review of the last meeting minutes and minutes were approved.  Treasurer’s report remained the same as the end of January

Heat Exchange Report:

Letter received from Quality Air stating that Quality would restore heat exchanger to condition it was in before repairs began.  Quality suggested that the Nassau House evaluate the well since sand was seen coming up from the shaft.  Board to address the bill further with Quality before paying.

Roy said that he had looked at the heat exchanger at the Granada House and found it to be very sufficient.   Board to look into more information on the Chester-Jensen Co for a new heat exchanger.  Jack Higgins of Unit #712 said that he would make some phone calls about the exchanger.

Rules and Regulations:  Rule #1:

Conflict with the condo docs.

Board contacted the attorney and according to information sent, multiple ownership is allowed, thus, either Rule #1 must be eliminated or the Documents need to be changed.   The board feels that the declaration must be changed now to prevent rentals in the building.  Muriel Clausen will look into her old documents as she feels a change was made years ago.  Tabled.

Changes on Rules – Rule:

IV - 3.  --  VII  -- XXII

A brief discussion was held and the board tabled this for future meeting.

Stolen Car:

The Bieber’s brother was looking after their car, but was up North for Christmas so board moved the car from construction site, car was stolen.  Police notified the board that when the condo moved that car, it is then the condo’s responsibility.  No theft insurance was on the car.  Roy checked retail prices on the internet and the average range was around $1,655.00.  Board will now talk to the attorney about who is responsible and how much to pay for the stolen car. 

Insurance:

Board will  ask the  attorney  if they have someone who will evaluate the type and amount of insurance we get.  An evaluation is needed.

Recycling:    A recycling company came to the office and proposedto put a dumpster in the back for newspaper only and will buy the papers from us.  $19.00 per ton.  Once every three months a check will be written.  No phone books or magazines.  The problem is where to place bin.  Tabled.
