Board of Directors Workshop Meeting

Monday, Dec. 1, 2003

 

Board Members Present:            Preston Scroggin, Adda Manosalvas, Marie Kastenbauer, Rick Larrabee.

Absent:                                           Roy Regeski

 

Preston opened the meeting with Marie Kastenbauer reading the minutes of the last meeting.  Rick made the motion to approve, seconded by Adda.

Windows:

Windows in units 406 and PH-3 are now up to the condo code.

Security Cameras:

Security Cameras will be installed starting on Monday Dec. 8, 2003.

Circuit Breakers:

Preston will work with Rick and Renny to check out the circuit breakers.

New railing and concrete work:

Preston presented a proposal and drawings of the concrete work proposed to be done at the rear double door entrance.  “Stamped concrete” will be put in at the walk area going out to the parking lot.  A new railing will also be installed on the south side of the walk across from the current railing in place now.  Sections of the rear sidewalk will also be replaced and a proposal was submitted for a new concrete car wash area.  Preston had bids for the work from other contractors who were $5,000 higher then the bid he received from County Concrete.  Allan Lowenstein suggested another contractor who does good work.  The board decided to get another bid before selecting a contractor. Tabled till all bids are in.

Balcony doors:

A letter to all owners will be mailed out with the next “annual meeting notice” for a straw vote allowing owners to install glass doors on their balconies. If enough owners vote the change, then further action will be taken by the board.  Owners would then have the option of changing their doors.

Painting:

The parking deck area will not be painted until the building is painted.  It is hoped that the balcony areas of the building will be completed by Christmas time.  Rick said that with more owners that are here in Jan., it would be easier to have the cars removed.  Rick will follow thru with a punch list with Bell Painting and any item that needs repair/attention will then be taken care of at the same time.

Pool Heater:

A new pool heater has been replaced, but it has since not been working correctly.  The authorized pool warranty dealer will be called to repair it  as soon as possible.

Budget:

Horizon notified Nassau House that they will increase monthly invoice by $75.00.  The buyer/seller fees will also increase $100.00 each as of Jan. 1, 2004.  This will be in line with other condos in our area.  Doris, Office Manager, will receive a paid week’s vacation. There will be no increase in the maintenance fees for 2004.

Marie made the motion to adjourn, seconded by Rick.
