House Board of Directors Workshop
Meeting Monday,
April 7, 2003 Present:
Preston Scroggin, Rick Larrabee, Marie Kastenbauer Absent:
Adda Manosalvas, Roy Regeski Painting: Preston reviewed the
revised contract from Bell Painting. Nassau
House received a $6,225.00 deduction from original contract, bring the total
cost of the paint contract to about $105,000.
Painting to start around the middle of May.
Also, Bell Paint will not take down the storm shutters.
We may possibly get a shutter contractor.
Individual owners concerned would pay for their own shutter removal. Waterproofing:
Rick stated that when Bell
Painting does their work and they find an area that needs work, they will notify
the Board and action will be taken at that point.
Rick feels that Nassau House should not have any leaks when the job is
finished. Painting of the
stairwells will be taken into consideration when the other jobs such as the heat
exchanger is finished to see if ample monies are available.
Quote received from Bell Painting to paint the stairwells is $16,250.00 Heat Exchanger: A contract with Mr.
Air has been signed. Nassau House
will receive one year of free service. It
will take 7 to 8 weeks for the unit to arrive.
Mr. Air stated that the heat exchanger is repairable and gave a quote of
$12,800.00, plus cost of parts to fix it. Construction: A settlement has been
reached between Daniello-Lime and Aqua Shield concerning the permit.
Nassau House is cleared of all charges in this matter and a release will
be sent. Electrical work is now
completed on the Nassau House. Landscaping is now
completed and back to its original condition before work started. Shutter company is
finishing up with the shutter repair work and found that much of the damage was
not caused by the construction, but due to age and lack of service on the owners
part. Replacement of damaged
glass still to be done for some apartments. The next project of
the Nassau House will be the black topping of the parking lot. Concerns of the
owners:
