NASSAU HOUSE ASSOCIATION , INC. BOARD OF DIRECTORS MEETING MONDAY, APRIL 28, 2003 7 PM Present:

Preston Scroggin Rick made a motion to
approve the minutes of the previous meeting and seconded by Marie.

$ 5,687.00 Quality Air Roy said that the
board has met with the attorney and they are going to offer Quality Air $7,000
for the work that was done on the heat exchanger and have the lien of $10,000
removed. Nassau House is offering
Quality Air the plates that they installed on the heat exchanger. Infraction of Rule
#10 - Noise Complaints have come
to the board concerning noise coming from units owners apartments that have
disturbed other unit owners. Board
met with the attorney and all complaints must be documented with time, date,
police reports etc. Owners must
insist the police come when called rather than “wait one hour to see if the
noise stops”, Complaint then is
documented with the time and date. Infraction of Rule
#11 -Pets Owner has removed the
pet from unit #1003. No pets are allowed in
Nassau House at all. Insurance review Nassau House has had
the same insurance carrier for some years now Marie spoke up and said that she
has approached another insurance company and spoke with a Mr. Gary Longo who is
willing to come in a review the insurance coverage we have now.
Mr. Longo’s name was given to us by our attorney. Security Cameras Board is looking into
putting up security cameras in the building and around the parking lot area.
One of the areas is the dumpster room and then we could see who is
responsible for dumping furniture and large items in the trash room.
Cameras and screen would run approx. $3,000. (for 3 cameras.) Future wiring was suggested to be installed at the time of
installing the original equipment. Board
is looking for the best price and a good company for this project.
This was also advised by our lawyer to protect the association from
negligence charges. Infractions of the
Rules and Regulations and Condo Documents. Rules and regulations
are being ignored by some of the owners . Fans are being placed
on the balconies. Fans are not allowed according to the condo documents. Adda
called the condo insurance to review the insurance portion of the Nassau House
coverage. Our insurance coverage
for the Nassau House is not responsible for any damage that might occur from the
fans put up on owner’s balconies. Should
the fan fall down it is the responsibility of the owner not Nassau House. Rick

Alteration and Improvement. Subject
to the other provisions of 5.3, and which in all cases shall supercede and have
priority over the provisions of this section when in conflict therewith, an
apartment owner may make such alteration or improvement to his apartment at his
sole and personal cost as he may be advised, provided all work shall be done
without disturbing the rights of other apartment owners and further provided
that an apartment owner shall make no changes or alterations to any interior
balcony wall, exterior wall, balcony or patio, screening, exterior door,
windows, structural or load bearing member, electrical service or plumbing
service, without first obtaining approval in writing of owners of all other
apartments and the approval of the board of directors of the Association.
Board discussed the
adoption of a new rule on lights being placed on the balcony railings.
Tabled till next meeting. Owners who have work
done on the inside of the unit are responsible for any damage or debris left on
the carpet of the hallways. Carpets
