GENERAL MEETING

NOV. 18, 2002

President Tony Bazzinotti opened the meeting at 7.09 pm.

Tony started off the meeting on Update of Construction. The big question on the construction was the railings the railings have been tested and deemed ok. Tony asked that no one go out on the balcony, until the final inspection of the railings has been done. After railings have been installed the decks will be taken care of. Also anyone who has left a chair or as such on their balcony, please remove them so that the men who work on the decks and railings can start work. After railings have been installed the decks will be taken care of with the waterproofing. Construction is on schedule at this time. Some additional concrete work may have to be done on the front of the building at the footings. Waiting now for the engineer to come and give us a price on this. This is not in the original budget.

Roy Regeski asked if they were on schedule and what the finish date was. Tony replied the schedule is 180 days. Contract was 160 days as written and had to add 20 days to the job for extra work on the catwalk.

Les Barber of Unit #512 asked about the railings. He felt no work is being done on the railings. Tony replied that the railings are being custom made and that they did not want to have them "stacked up”. Tony went on to say that we could not complain about what, when and how to do the job as long as they are done in the number of days required or there is a penalty for any over time.

 

Painting of Building

Tony said that when the painting starts they will start on the parking area. Bell Painting wanted to start this week on the carports, but the engineer said that there would be too much dust and grit to begin. When the dust and grit is finished, the painting will begin. Hopefully beginning of December. The carport will be power washed, striped and patched before the painting begins. The mechanical problem will be what to do with the cars. Two bays will be emptied at one time and owners will have to park on the other side of the building and all owners will have to put up with a little inconvenience with the parking.

Mike Cusato of #510 spoke up about the color of the building. Could it be changed?

Rick Larrabee spoke up and said that the white would stay and contracts were signed to the gray and white. The price is based on the existing color we have now and if it is changed and the color would take more than one coat it is approx. .50 per sq. ft. to change the color if more than one coat. Tony replied that the gray paint would be slightly darker because it is a fresh coat.

Marie Kastenbauer of #1211 stated that yes a lot of new owners are in the building now, but when they came into the building to buy, they liked it enough to come into a gray and white building and she felt that if a color change is done, this would hold up the whole process of the finished job. The building had a ugly green before the gray which was done about 8 yrs ago. All owners would have to be consulted and this would take up to much time. 75% of the owners would have to agree on one color, before any change could be made. A color sample would have to be sent out and wait for their reply. The decks will be a dark gray.

Tony said that the building was and is leaking and now on the walls will be resealed when the painting starts they will patch any areas that have been leaking. The paint job will take approx. a month.

Margaret Yanketis of 601 spoke up and said that people voted once before and all agreed to the gray paint and the change of the railings and that should be the way it stays.

Tony went on to say even though we have an engineer on the job who will go through with a punch list at the end, he is asking all owners to do a punch list on their own balcony and railings and put it in writing and give to Doris in the office. Look for any crack, railings that are scratched up etc.

 

Water Alarms

A small electronic device that detects any water leak will be purchased by the condo and a yearly upkeep with a new battery will go before the board to vote on and purchase. Each A/C room will have a alarm system to detect any water leak coming from the hot water heater or a/c unit. The cost of the alarms would be at a price of $2,500 to $2,700.00 for 152 alarms. Tony felt that if this was left up to the unit owner to purchase, half of the owners would not buy them. This way each unit will have one and will remain in the a/c closet. Owners do not take them with them if and when they move.

 

Electric Repairs

Tony said that he did not anticipate with this construction project, the expense for the electric work on the balcony lights that we are now facing. As the contractor is working on the balcony they are finding bad conduit and we are now replacing them. Catwalks also have been worked on. Some of the catwalks still need to be finished or still to be repaired. As we come to the 9th and 11th stack now, we will find out what needs to be done on any one of those units. So far the cost as come to a little over $7,000.00 This requires 2 men to work on these.

 

Janitorial

Tony said we now have a new janitorial man to replace the girl Elda. For unclear reason, Elda is no longer with us.

Marie Kastenbauer spoke up and said that all the past years we have so much trouble with a good janitorial person. Today in the elevators they are left dirty. Marie asked who is training the new man on the job. Marie felt that if we put pressure on Horizan and try and keep our gal Elda. Also, under janitorial, owners are leaving appliances and kitchen cabinets etc. in the dumpster or trash room. Someone has left their dishwasher in the trash room and the trash men will not take it.

 

Air Conditioning Reconditioning

Tony felt that the air conditioning is working better then ever. Tony said that we now have a good simplistic system. It is not high in Tec. If we went to a new system it would require a lot of maintenance. It would cost us over $100,000 for a complete new system. The pump and motor have been rebuilt. Even though we had a rebuilt motor a few years ago, Quality tells us that it is no good as far as the bearings go. Tony said that past practice, people try to fix the motor or workings in the pump house, he feels that this should be done by a professional. We now have a 1 year guarantee on the work that has just been done..

Mike Cusato of 510 asked what the long range plan is. How long will it last. Tony replied that the heat exchanger and other parts are available. Tony said that the main problem is the well going dry and he could not see how a well can go dry with the ocean just a few feet away.

Marie Kastenbauer asked what the problem was and Tony then explain the entire well shaft and the goings on with it. Quality does a monthly inspection of the complete pump house and motors. Quality is the one who came to us and said that the pump was going and it could go at any day and stop completely in the shaft and that would cost a lot of money to repair. They should suggest that it be done now to save a lot of money. The part that had to be ordered came from Texas as they were the only place who could make this part. There is a question on if the basket or filter is in place now or do we have to have it put in when the company is finished making it. Tony waiting to hear from Quality in writing if this is so or is it completely finished. Marie and also bebbie Spirio both spoke up and said when things like this happen we should call for a second or third opinion.

 

House Insurance

Tony explained that with the condo insurance costs are going up. Adda the secretary/treasure is looking into the matter. At the present time our cost now is going up 18% with the present insurance company. Tony felt that at this time we will need a small raise in the quarterly maintenance fees.

George Spirio of unit 1112 spoke up and said if our insurance only went up 18% to jump on it. He has been notified in the company that he will not have insurance as of the first of the year. Most insurance’s are going up anywhere from 30 to 60%.

 

Pest Control

Tony stated that we now have Bug Off Pest Control and will stay with them. The board had check into the fact that we go on a yearly basis with them or stay with the monthly system and decided to stay with the monthly system. Tony said that he had sent out a notice early in the year to all owners stating that we must be allowed into each unit to service each one. Any one who does not want the service is just letting the pests go from one unit to another and this must stop. All units should have the service to get the control over any bugs that come into the building.

 

Washing Machines and Dryers

Board has purchased 3 new washing machines and 2 new dryers. New washers have been place on 3 4 & 8th floors. Floors 4 & 8 have also new dryers.

 

Fire Sprinkler System

Tony said at this point we are waiting for the Fire Marshall to come to our building with in the next 2 to 3 months and during his inspection of the building he will go through the building for the sprinkler system and let us know just what we will need to put the sprinkler system into placed for the new code that the state legislature has put into place.

Marge Trani of 705 asked if the Fire Department will give us a list of contractors to do the work. Tony said he did not think so, but maybe the department can give us a list of companies that do the work.

 

Questions from the members of the audience.

Les Barber said that he has a problem with his shutters being frozen into place and wants to know when he can open them. Tony said that owners are to put their complaints into writing and give them to the office. Contractors will take care of any problem that is given in. Windows will not be cleaned.

Mike Cusato asked about the shutters when the building is being painted. Adda said that the painting contractor said that when they paint that first the shutters must be left open to paint and then all shutters must be closed into order to paint behind the shutters.

Tony asked all owners to obey the rules and regulations of the building and no smoking is allowed in any common area. Smoking in your unit or your own balcony. Please put your cigarettes butts in the ashtrays and not stamp them out on the floors and ground. Also do not leave any appliances, furniture, etc on the dumpster or trash room. When owners are interviewed they sign the interviewing papers and agree to obey these rules.

On a sad side of the rules, a complaint has come in that someone had a problem and urinated in the recreation room kitchen in the waste basket and our cleaning gal had to clean this up. We must take full responsibility of our own selves.

When the painting starts we will have to check into different areas to park. Maybe at the Bermuda House next to the guest parking lot in front or maybe the bank can take a few cars.
