Nassau House Association Board of Directors Meeting Monday, March 18, 2002 Recreation Room Board Members Present: Tony Bazzinotti, Adda Manosalvas, Rick Larrabee, Aldo Addario Absent:

present Tony opened the
meeting with the purpose of discussing the concrete restoration for the building
with the assessments due for each owner. Tony gave the
background of the restoration project and stating that Daniello-Lime have been
awarded the bid with a price of $885,096.50 which includes the bond of $14,000
and the fees for both the attorney and the engineer. Tony then showed the owners the sample of the aluminum
railing that will be put in place on each balcony.
The railings will be the color white.
This sample of railing is the same type of railing placed in the lobby
for owners to vote on. The
railings should be kept up by each owners such as washing them with warm soap
and water and treat it “like your car”, and owners should not have any
problem with it. Marie Kastenbauer
asked the question on how much the railings cost. Tony replied the same price as the others. Mike Milazzo asked how
the railings were going to be attached to the balcony.
Tony said they would be core drilled into each deck, with a chemical
mixture put into each hole to hold it, but not attached to the side of the
building. Angelo Vendra asked
about the bonding of the contractor. Tony
said yes we are taking a bond. George Spirio of #1112
asked if there were specs of the distance between the end of the railing to the
building. Tony said we have no
specs, but they must meet code . (4” or less) Alice Topalian asked
about the warranty. Tony said a 10
year warranty. Rick Larrabee said
you must wash it with warm soap water and even wax it to keep it up to the best
quality. Tony
said that he wanted to clear
up a matter about the payment. Payment will be paid
in payments to the contractor. After
a portion of the job is done, the engineer will come and inspect the section
completed, and then after the engineer gives us the ok we will pay a portion of
invoice. We will hold 10% of all invoices, till all the work is completed and
the final inspection is done. 3
Forman and 20 men will be on the job each day. (the same crew no subs)
Payments will be due on May 1st, June 1, and July 1st. The contractor will
give us $3,000 toward the bond. Work will start as
soon as we sign contracts and a permit is issued and a bond is issued.
This will take a month at least to start.
The contractor stated that it will take him 18 weeks to complete.
We will have to take in consideration of rainy days etc. Contractor to guarantee us that the roof and all
other sections of the property will be put back into place.
Pool, roof and grounds will be safeguarded. At this time we do not
know if any apartment will have to be entered into to do any repair work that is
under the door or window. The
contractor will not know until the tile is taken up and the work is started on
that balcony. Chris Van Vliet of
#810 asked if we would have a surplus to keep on hand of any railing parts in
case of damage to the railing in the future.
Tony said that the railing company is right here in town and did not feel
this was necessary since we do have a guarantee on the railings. Patricia Jumper of
PH-3 said that she is having windows installed in approx. 7 weeks.
Would this be ok to go ahead and do.
Tony replied that it should be fine as long as the contractor is not
doing work on her balcony at that time. George Spirio asked if
any apartment had to be entered and work to be done, who is responsible
for the damage on the inside to the rugs, tile etc.
Tony said that any rug will be rolled back and replaced when finished. Tile will be taken up
but the contractor will not replace the tile.
At this point Tony said he is not sure who is responsible for this Nassau
House or the owner. This question
will be resolved. Angelo Vendra asked
about the money that has already been paid for the painting.
This money is in the bank in
a special account just for painting. It
can not be used only for painting. Ruth Schneider of
#1004 questioned what type of floor surface is going to be put down on the
balcony now that the tiles are going to be taken up. A light gray type color will be painted on the floor.
It will be waterproof. 5
year guarantee. No carpeting will be allowed to be put down. Ruth Fernandez of #704
asked if we go over the amount being assessed what happens then.
Tony said we should not go over the amount but in case this should happen
then another assessment may have to be made. Basis of Assessment
is as follows:
Total job $885,000.00
A units (one bedroom) will be $4,536.00, B units (2 bedroom) will be
$6,196.00 and C units (2 bedroom corner) will be $6,638.00.
The break down will be as follows:
You may pay the entire assessment on May 1st. or you may pay a sum of
$1,000.00 each for A B and C units, 2nd
payment due on June 1 will be A units (one bedroom) $1,768.00, B units (2
bedroom) $2,598.00 and C units (2 bedroom corner) $2,819.00.
On July 1st. final payment of A units $1,768.00, B units $2,598.00 and C
units $2,819.00..
All checks made payable to Nassau House Association.
Please do not make assessment payments on the same check as your
maintenance. Please keep these
separate. Rick Larrabee made a
motion to assess the owners of Nassau House $885,000 for the restoration of the
building, seconded by Aldo Addario all in favor. Adda Manosalvas made a
motion to open an account for the restoration project assessment, seconded by
Rick Larrabee. Treasurers
