Board Present:         Tony Bazzinotti, Preston Scroggin, Aldo Addario, Rich Larrabee

            Absent:          Adda Manosalvas

 

Concrete Project :

Apartment decks, go with pedestrian coating as recommended by Engineer.

Catwalks:  delete 32,500 l.f. of non structural cracks on catwalks.

Painter will handle this.  Engineer say’s this should be more economical than having cement people repair them.  Replace only balusters, cap railings, and posts that have structural deterioration.

 

Cement Project Specs do not include repairing sheer walls.  This is supposed to be done when building is painted.  We will check with Bell Painting to be sure this is part of their job.

 

Three contractors were selected to be interview for concrete restoration.  Aqua-Shield Corp,  Daniello & Lime of Florida LLC, CSC Colwell Building.    Engineer will be notified and he will set up meeting.  One more contractor may be selected if   recommended by engineer.

 

Parking Issues:

Parking issues were discussed.  1.  Many unit owners seem to be having more than one car.  These extra cars are taking Guest Parking spots.  This will present two serious problems in the future. Board will have to take firm action at some point.

 

A more serious problem is owners or guests of owners taking the parking spaces of other owners.  Board will give 2 warnings, if it persists, cars will be towed at car owners expense.  Board feels there is sufficient parking spots available without using another owners spot.

 

Maintenance:

Maintenance man has begun painting scratched or peeling apartment doors.  It looks very  good and has made many owners happy.   Maintenance man must insure uniform color and type.

 

Maintenance man has also complained that too many unit owners are giving him jobs to do or notifying him of problems.  This is contrary to good practice or efficiency.

 

We must remind unit owners to notify Doris of any problems on things that need attention or recommendations for service or improvements.  We will have maintenance man check with Doris every morning to get this list and tend to it.  Naturally some things will have to be prioritized.

 

Signs are going to be posted by the elevator stating for all service and contractors to use the west elevator.  Make sure pads are in place when needed.  Another sign will be made to tell contractors to use the open door/close door switch when loading materials incoming or outgoing materials, not to force the doors open with materials.

 

            Next meeting scheduled for Monday, Feb. 4, 2001 at 7 PM.
