Board of Directors General Meeting.

Recreation Room   7PM

 

Board Members Present:  Tony Bazzinotti, Adda Manosalvas, Rick Larrabee

 Absent:  Preston Scroggin,  Aldo Addario

 

 

Tony opened the meeting with saying the meeting was called to bring everybody up to date, and that he felt sorry for all that were here during the 3 week period of no air and also through the noise, dust and dirt.  These people were in distress.  Tony stated that he would go into each subjectas the meeting goes on.

 

Air Condition Problem: 

Tony explained the complete problem with the a/c. Tony said that with the phone, e-mail, and faxes, that he was on top of the whole problem even though he was not here on site.  Quality Air has a monthly contract with us to check on the air condition pump room in the back and they stated a few months ago that the pump was making noise and that Nassau House has to do something to repair it now.  This could not wait until the cooler weather.  The shaft that goes down into the well would break inside and then we would be up for an major expense.(This is 30 feet down in the well).  Tony said that he made the decision to do it now and be down for the 5 days which Quality stated at first would be the time down.  It was not until they brought up the shaft and checked the complete shaft that they found a basket which is the filter system was gone and had to be replaced.  This would take another two weeks since it had to be made from scratch.  It is not a shelf item  and has to be made special.  After three weeks we finally got air.  While the pump was out of the hole the motor should be checked and do any repairs. Also the heat exchanger should be cleaned and any panels replaced that are needed.  This was done also. Any problems were corrected.  A/C went down again on Saturday and now have this problem resolved.  We do have a call into them now since we have found a leak in the heat exchanger and the pump flange is leaking also. Waiting for them to come and check this out.  Tony stated that he is not satisfied with communciation with the company. 

 

Mike Cusato of #510 asked if we were throwing money away on this system, or should we look into a new system. (Mike called the system we have now a White Elephant)   Tony replied that a new system  would have to be looked into by a new board and it would run from $90,000 to $100,000.  This will take time to plan this out.   Tony also said that he is looking to other long range planning for future boards to approach is one of his goals as President. Since there is no reserve in this condo, it will be another assessment to all owners.   At this point the only alternatiave is to repair the existing system.

 

George Spirio of Unit #1112 asked what is the evaluation  of the  current  air conditioning system we have now, how many years do we have left? Tony said that when this was told to us it was an economical system and it has lasted us for approx. 30+ years.  It still is a good type of system. Both electric and repair parts.  Tony felt we were doing well with this system.  A meeting is to be scheduled with Quality Air to have the whole system to be reevaluated again.  George asked for a second opinion to go over the complete system.

 

Debbie Spirio of #112 spoke up and said that she and her husband did go to see Rich Crain of Quality Air to see if they could help out by making the parts for the air conditioner to find out that only one place can make the part for the air conditioner part and yes that was in Texas.  Debbie went further to say that Rich Crain told them that the basket must be put in before the system could be started up again.  Then on the following Monday, Debbie was surprised to find the system working.  The filer basket is not in place and will not be in place for another 10 weeks.  Quality will wait for a cold day in Jan. to pull up the shaft.  This will only take a hour or so.

 

Patty Jumper of Unit #PH-3.  Patty asked for more information to be posted as to what is going on.  She felt that not enough information is being given out to the unit owners.  This will also stop rumor from flying around.

 

Mike Cusato of #510 asked if we had a spare motor.  Tony replied that yes we have a spare motor, but Quality tells us that this motor needed new bearings.   Quality (Rick Crain) told us that a 500 lb. motor sitting on top of the bearings needed to be turned each month or so. It is to heavy and all the weight on the bearings are to much.  Quality claims the motor should be turned a revolution.

Richard Fecteau of #802 spoke up and said that he has good knowledge of motors such as this and no motors do not have to be wound or turned.The motor weight does not have anything to do with the bearings,   Bearings do not go bad he claimed.  Richard said that a timer may go bad but not Bering and do not go bad by setting.

 

George Spirio of #1112 spoke up again and said that since he Owens a machine shop he could help out the building with things that needed to be built and there are other ways for  owners here in the building could help out in many different matters where they have knowledge.

 

FRONT  & BACK DOOR

Owners are asked not to hold either back door or the front door open by force. (Don’t put a object in front of door to hold open)  On the back door there is a switch on the inside upper corner with a pole to help reach it, to turn the door to the off switch.  

Nora Lavitt of #802 said that new owners should be made aware of this during their interviews. 

 

 

WASHING MACHINES DRAINS

We have a problem with the drains of the washing machines and have had problems with back up  on these.  Nassau House just a video camera put down the drain and they found at the street level a pipe inside the drain pipe about 2 - 3 feet long.  This is clogging up the soap and water when the machines are being used.  We would have to cut open the pipe in the floor of the trash room and find just where the pipe is and take it out.  It may be inside the lady’s room floor and then the complete floor would have to be taken up and then cut open the drainpipe and remove the loose pipe inside. This matter will be looked into further.

 

 

TRASH ROOMS

Each floor has their own trash room which you are to place the bottles, alum. cans and newspaper.  We are having a problem with the maintenance man spending extra time on each floor collecting items that should have been brought down to the main dumpster room to be discarded, not in the floor trash room.  Owners are asked to help out in this matter and bring any other items down to the main trash room.

 

 

SPRINKLER SYSTEM

We have received a letter from the Bureau of Fire Prevention of Pompano Beach which states the State of Florida adopted a new statewide Florida Fire Prevention Code and  this would require our building to be retrofitted with an approved automatic fire sprinkler system.  See copy of letter attached.   We will ask the Fire Department to come and explain this to all owners to comply with the new code.

 

 

LEAK IN BUILDING

            As most of the owners know by now that we had a major leak in the building on the 5th floor on Monday of last week and early Tue. morning. Clamp from the hose coming from the main water line going to the a/c unit came off.  Rick Larrabee said when he turned off the water and we inspected this hose he found that the hose was not connected correctly.

We could not really blame Quality since they started up the a/c that day. Either a loose connection or dirty lines were the cause in the two units. #210 and #504 had the leaks. #802 reported that his hoses are bad, that they have cracks and splits in them and they are rotted.  These should be replaced by the owner immediately.   Rick Larrabee stated that he went from PH-down through the 5th floor to check each a/c room to check for bad lines.  Our maintenance man checked from the 4th floor down.  Owners were notified if they had bad lines. 

 

The Board of Directors is discussing the fact of having water dectors placed in each a/c room.  Doris showed owners the one that is used in her condo. 

 

A call will be put into both Quality, PCA plumbing to see what kind of rate they would give the owners for new hoses to be installed.

 

 

CONCRETE CONSTRUCTION PROJECT

Tony explained that since we could not keep Daniello-Lime we now have Aqua Shield who are doing the work.  Aqua Shield does have the needed bonds which are required.    Contract calls for the work to be done in 180 days and with an extra 8 days added on now for extra work.  Work is going ahead of schedule and the super of the job hopes to be out of here by the end of November.   Very little rain days delay.

 

Mike Cusato of #510 questioned the removal of the concrete with the exposed rods showing and the rain hitting the rods. Would this make them more rusty?   Rick answered that the construction men treat the rods when they are opened and that will protect them.

 

The way the contractor puts up the railings is up the them.  We have no say on who will get the railings or in what order they go up.

 

Michel Pytlarz of #211 asked if the color could be changed on the Nassau House.  He was trying to make a sample picture of other colors to post for owners to look at.  Board of Directors said that 73 % of owners must agree on one color in order to change it.  Contracts have already been drawn up to paint the building gray as it is now.  Doris to put a call into Bell Painting to see if we could change the color or not.
